When your AC needs a deep clean

  1. 1

Musty smell when you switch on

Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.

  2. 2

Weak cooling from a working unit

A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.

  3. 3

A unit that has not been cleaned in a long time

Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work

How we work

  1. 1

    Tell us the unit type

WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

  2. 2

Protect the room and open the unit

We fit the protective bag under the indoor unit to collect wash water, then remove the cover, filter and blower wheel to reach the evaporator and drain pan.

  3. 3

    Pressure wash and sanitise

We wash the evaporator, blower wheel and drain pan at the right pressure with a sanitising agent, then check the drain flows cleanly before reassembly.

  4. 4

    Outdoor coil and start-up

We move to the outdoor unit, clear dust and salt deposits from the coil and condenser fins, then run the AC and confirm airflow and cooling before we leave.

What sets this district apart

Al Dahiyah is a growing residential district in south Jeddah with villas and apartment blocks fairly closely set. The southern location means combined exposure to dust, wind and humidity from the sea and surrounding damp areas. Older and newer buildings mix here, meaning varied AC types and pipe runs. Humidity and dust together accelerate pollutant buildup on the coil, evaporator and drain pan, causing moderate to high mould. Cleaning every three months is essential, with special attention to drainage outlets.

Al Dahiyah lies in south Jeddah, a growing residential area with fairly closely set villas and apartment blocks near damp surroundings.

Units here are a mix of older and newer equipment, mostly split systems but some still window units. Outdoor equipment is placed on low walls and short roofs.

The AC setup in Al Dahiyah

  1. 1

Mix of modern and older split units

Most units are modern split systems, but some older buildings still use older splits or even window units. Cleaning varies based on unit age.

  2. 2

Low outdoor units close to ground level

Outdoor units are often low on side walls, making them easy to reach but more exposed to ground moisture and dust.

  3. 3

Complex drainage in a very humid environment

High humidity and nearness to damp areas mean the drain pan needs frequent checking and deep cleaning to prevent blockage and mould.

Before the visit

Before our visit in Al Dahiyah

  1. 1

    Pinpoint unit location and entrance

Al Dahiyah's closely built layout means you need to give us the exact villa or building number and the entrance nearest the unit before the visit.

  2. 2

Clear space around the low outdoor unit

Ensure the area around the low outdoor unit is clear of objects and obstacles, and the ground is safe to stand on before the visit day.

  3. 3

Give us a very close parking spot

Closeness means the nearest parking spot is critical. Pre-arrange a spot very close to the villa or building entrance to speed up access.

FAQ

Questions about AC cleaning

Will the wash water stain my furniture or ceiling?

We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.

Will the mould smell disappear completely after cleaning?

In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.

How does Jeddah's dust and salty air affect the outdoor coil?

Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.

Can you clean a window unit the same way?

Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.

Can cleaning fix water dripping from the indoor unit?

Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.

Humidity is high and dust heavy, which is worse for the AC?

Together they speed up degradation. Humidity causes mould in drainage and the coil, dust clogs the passages. Cleaning every three months and regular inspection are essential here.

Buildings are close here, how do you reach low outdoor units?

Closeness makes access easier but means tight space. We check the unit location and nearest entrance before the visit and carry tools carefully.

Nearby damp areas, do they increase mould in the drain pan?

Yes, proximity to damp areas raises ambient humidity significantly. We regularly check drainage outlets and disassemble the drain pan for deep cleaning.

Old and new units are mixed here, do cleaning methods differ?

Yes, older units may need extra care and precise disassembly. We inspect each unit first and determine the right cleaning approach before starting.
