When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Amwaj is a modern coastal district in north Jeddah, dominated by tall residential towers, hotels and large commercial projects, all equipped with advanced central AC systems and main air handling units. Sea moisture and salt in the air affect filter and coil efficiency more quickly, and the multiple floors and zones demand precise pressure and flow balance across all sections.

Al Amwaj sits on Jeddah's north coast, a modern district of tall buildings and large hotel and commercial projects.

Most towers and hotels in Al Amwaj use large central AHUs with multi-zone ducted distribution systems.

The AC setup in Al Amwaj

  1. 1

    Central multi-zone distribution system

Hotels and towers in Al Amwaj rely on one large main AHU that distributes conditioned air to multiple zones across a complex duct network.

  2. 2

    Separate evaporator and condenser coils

AHUs in Al Amwaj separate the cooling and reheating coils to achieve fine temperature control across different zones.

  3. 3

    Motorised dampers for zone balance

Motorised dampers in Al Amwaj systems control airflow distribution between floors and zones, requiring regular inspection and adjustment.

Before the visit

Before our visit in Al Amwaj

  1. 1

    Provide the plant room location

Tell us exactly where the AHU is housed, whether on the roof or in the basement, to plan the visit.

  2. 2

Coordinate with building or hotel management

The tower or hotel management needs advance notice of the service visit, especially if it will affect airflow to any zone.

  3. 3

Ensure the team can access the plant room

Check that the plant room door will be accessible and there is enough space for the team and tools to move safely.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Do our AHUs need regular maintenance?

Yes, Al Amwaj's towers and hotels run their AHUs at high daily intensity, and servicing filters, coils, belts and bearings keeps flow balanced and cuts running costs.

Does sea salt affect our air handling units?

Yes, coastal humidity and salt speed up corrosion of evaporator coils and filters in seaside units, so we inspect them more often than inland areas.

How can we tell if temperatures are unbalanced across floors?

Floor temperatures differ when the AHU's coils or dampers are clogged or set wrongly, and we diagnose this by checking airflow and pressure in each zone.

Where is the main AHU located in our tower?

Main AHUs in modern Al Amwaj towers are usually housed in a separate plant room on the roof or in the basement, and we'll need its location to schedule the service visit.
