When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Bashaer is a modern eastern zone with large multi-storey apartment complexes and attached commercial malls, served by complex central systems with powerful air handling units. The easterly location and high solar altitude increase heat load on buildings, and dust and coastal humidity reduce filter and coil efficiency fast. Regular maintenance of filters, coils and fans balances distribution across dozens of flats and shops, and maintains indoor air quality and thermal comfort.

Al Bashaer sits in east Jeddah, a modern district of tall apartment blocks and large commercial centres.

Large residential complexes here usually have two or more air handling units, each serving a defined zone of flats and shops.

  1. 1

Two or more AHUs, each serving a sector

Large Al Bashaer complexes typically have at least two AHUs, one for residential sectors and one or more for commercial or larger zones.

  2. 2

    Extensive branching ductwork network

Large complexes here have vast deep duct networks spanning dozens of units, requiring balanced maintenance across every branch.

  3. 3

High-efficiency filters for indoor air preservation

Commercial shops and high-end flats require high-efficiency filters, which load faster due to eastern dust and air pollutants.

Before the visit

Before our visit in Al Bashaer

  1. 1

Get complex documentation on HVAC systems

Ask the complex management for ductwork maps and the location of all AHUs and controls before the visit to speed up assessment.

  2. 2

Coordinate timing to minimise impact on residents and shops

Maintenance may briefly affect airflow distribution, so pick a time outside peak hours (early morning or evening).

  3. 3

Ensure safe access to all AHU locations

Large complexes may have units on multiple roofs or separate plant rooms, so check all locations are safe and clear before the visit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The complex has multiple AHUs, how do you know which one needs service?

We inspect all AHUs in the complex and identify which need urgent service based on pressure, flow and performance, or service them all on a planned schedule.

Will maintenance cut the air conditioning to whole floors?

We phase the maintenance so the air does not cut completely, and coordinate with complex management to find the best time window, usually early morning or evening.

Commercial tenants in the complex report weak ventilation, is the AHU to blame?

Yes, blocked coils or clogged filters in the AHU reduce airflow to the shops. Inspecting and cleaning the coils and filters restores balance.

Does cleaning the AHUs reduce the electricity bill?

Yes, clean filters and dust-free coils improve system efficiency, lowering electricity consumption noticeably over the season.
