When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Harazat is a comprehensive eastern zone featuring industrial buildings, storage facilities, logistics centres, modern residential complexes and commercial spaces. Industrial and warehousing buildings require powerful AC systems and large AHUs operating at high pressure, while modern residences rely on more precise central systems. The industrial environment, dust and humidity cause rapid filter and coil buildup, and vibrations may affect belts and bearings.
Al Harazat lies in east Jeddah and comprises a mix of industrial and storage buildings, modern residential complexes with diverse AC systems.
AHUs in Al Harazat industrial buildings are usually larger and operate at higher pressure than residential units, and bear heavier daily workloads.
The AC setup in Al Harazat
- 1
Large industrial AHUs for warehouses and storage buildings
Large warehouses in Al Harazat feature massive AHUs operating at high pressure and bearing heavy workloads in dusty environments.
- 2
Medium-capacity AHUs for modern residential complexes
Modern residential complexes in Al Harazat have medium capacity AHUs designed for precise distribution across multiple dwelling units.
- 3
Robust filtration with dust-tolerant industrial filters
Industrial filters in Al Harazat are engineered to tolerate high dust and particulate levels, with effective moisture and condensation drainage.

- 1
Coordinate with warehouse or building management on downtime scheduling
Warehouses and factories need precise maintenance scheduling outside working hours or during low-production periods to minimise losses.
- 2
Document AHU location and safe access routes
Clarify the unit location on a map and identify potential hazards like moving machinery or high-risk areas.
- 3
Prepare previous maintenance history and current readings
Share the last maintenance date and any current issues like noise, vibration or weak distribution to direct our inspection.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Our warehouse runs year-round with heavy AHU load. How does this affect maintenance frequency?
Heavy loads increase wear on belts, bearings and coils. We recommend inspection every three months and regular belt and filter replacement.
Industrial dust and condensation build up quickly in filters. How do you manage this?
We use high-efficiency filters and clean or replace them every month to two months depending on dust levels. We inspect coils and drain pans to prevent blockages.
Some Al Harazat buildings have very high ceilings, others have tight spaces. How do you adapt?
We inspect the building in advance and coordinate with management to schedule a time allowing us to bring appropriate lifting and safety equipment.
Vibrations from nearby industrial machinery affect AHU belts. Is this normal wear?
Yes, continuous vibration causes faster wear on belts and bearings. We inspect them regularly and may need to install additional vibration isolation.
