AHU servicing
AHU maintenance in Al Jamea
AHU maintenance in Al Jamea restores balanced air distribution across large buildings and administrative complexes. When air quality drops or temperatures vary between floors, the cause usually lies inside the handling unit, not the chiller.
- Balanced airflow
- Clean air
- Quiet operation

When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |
|---|---|---|
| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Jamea's buildings house government and administrative offices, hospitals and schools with extensive central AC systems spanning multiple storeys. The air handling units here serve large, varied zones, so filters, belts and fans need regular servicing to ensure proper distribution from ground to top floor. Dust and coastal humidity speed up pollutant buildup inside the coils and fans.
Al Jamea sits in central Jeddah and houses large administrative, educational and healthcare buildings with complex central AC systems.
Most AHUs here run continuous duty schedules all day, so they need full inspection at least seasonally.
The AC setup in Al Jamea
- 1
One or more central AHU units
Large Al Jamea buildings rely on one or more AHUs to distribute air to all storeys and departments.
- 2
Extensive ductwork and damper network
Central systems here feature complex ductwork and damper networks that need precise balancing to ensure even distribution in every zone.
- 3
High-capacity filters and coils
The air volume is large, so filters and coils need regular replacement and cleaning to prevent rapid blockage.
Before the visit
Before our visit in Al Jamea
- 1
Notify building or facilities management
Coordinating with facilities management is essential, as maintenance may affect ventilation across the building sections.
- 2
Pinpoint the AHU location
AHUs are usually on the roof or in a dedicated mechanical room, so confirm the exact location and access route.
- 3
Provide previous maintenance records
If you have previous maintenance records, send them before the visit so we can better understand the unit's history and past issues.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Our administrative building has several floors with different cooling levels, why?
The cause is usually inside the AHU, where dampers and fan blades need careful cleaning or rebalancing of airflow across different zones.
How do you access the AHU in large institutional buildings?
We coordinate with building or facilities management before the visit to schedule around working hours and visitor traffic.
The air inside feels humid and the building seems damp, is the coil contaminated?
Yes, coils and drain pans can collect moisture and mould, especially near the coast, and cleaning and drying them is essential to AHU maintenance.
The unit makes odd noises when it runs, what could be wrong?
The belts may be slack, the fans need balancing, or bearings are wearing, and all of these are checked and repaired during routine maintenance.
