When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rawdah is a relatively modern western district mixing villas, residential flats and commercial shops with medium to high-performance central AC systems. The buildings are less dense than downtown Jeddah, but proximity to the sea raises humidity and salt in the air, speeding dirt accumulation on filters and coils. Central systems may distribute air across several adjacent units, so distribution imbalance affects multiple homes or shops, and servicing needs coordination with residents and shop owners.

Al Rawdah lies in western Jeddah, a mixed district of modern villas, residential flats and shops near the coast.

Most residential complexes in Al Rawdah use one or two AHUs connected to distribution ducts serving multiple adjacent villas or flats.

The AC setup in Al Rawdah

  1. 1

    Unified AHUs for residential complexes

Residential complexes in Al Rawdah use one or two shared AHUs connected to distribution ducts serving multiple units in the same block.

  2. 2

Damper distribution for separate villa control

Main ducts have dampers per villa or flat, allowing independent control of temperature and airflow to each unit.

  3. 3

    Standard filters and salt-resistant coils

Units near the coast use salt-resistant coils and standard filters requiring regular replacement to handle coastal humidity.

Before the visit

Before our visit in Al Rawdah

  1. 1

Contact the complex management for scheduling

Speak with complex management before the visit to confirm a time that suits residents and ensures they are notified.

  2. 2

Confirm the AHU room and duct locations

Clearly identify the plant room (usually on a shared ground floor or roof) and confirm safe access for the team.

  3. 3

Gather resident complaints about current performance

Ask residents about any temperature differences between units or airflow drop-offs to help the team focus inspection on affected areas.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Some villas in the complex are cooler than others, is that an AHU fault?

It may be. When filters clog or dampers fail, airflow cannot balance between villas. Our inspection identifies the fault and restores distribution.

The complex has multiple residents, how do you coordinate servicing with them all?

We coordinate with the complex management on a scheduled time announced to residents in advance, and complete servicing quickly to minimise disruption.

Sea humidity and salt, do they speed up coil and filter degradation?

Yes, humidity and salt accelerate mineral and salt buildup on coils and filters, requiring more frequent cleaning than inland areas.

The shared duct network serves multiple villas, any special inspection needs?

Yes, we inspect dampers and ducts carefully to confirm they are not blocked and airflow balances across all connected villas.
