When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Tha'alibah is a specialist medical district in south Jeddah with large hospitals, multi-specialty clinics and advanced diagnostic centres. These medical buildings rely on highly sophisticated central AC systems with strict air-quality standards, especially in operating theatres, intensive care and isolation wards. AHUs here have high-efficiency filters and precise control systems, needing weekly or fortnightly servicing to prevent particle buildup that could endanger patients. Al Tha'alibah is coastal with high humidity, requiring regular deep coil cleaning and vigilance against mould and microbial growth.

Al Tha'alibah lies in coastal south Jeddah, a specialist medical district with large hospitals and multi-specialty clinics.

Large hospitals here run AHUs with HEPA filters and positive-pressure systems in theatres, needing weekly or fortnightly servicing.

The AC setup in Al Tha'alibah

  1. 1

    AHUs with high-efficiency HEPA filters

Hospitals in Al Tha'alibah fit HEPA filters to remove fine particles and microbes from incoming air.

  2. 2

    Positive-pressure systems in operating theatres

Operating theatres and isolation wards need positive-pressure systems, requiring special damper treatment and precise monitoring.

  3. 3

Copper coils with high sterility standards

Both outdoor and indoor coils in medical systems need sterile-grade cleaning to prevent microbial and fungal growth.

Before the visit

Before our visit in Al Tha'alibah

  1. 1

Get approval from the medical department and biosafety

Hospitals have biosafety protocols. Coordinate with the medical and safety teams before the visit.

  2. 2

Clarify any access restrictions or approved working hours

Tell the team which areas are restricted and the best times for servicing away from critical operating hours.

  3. 3

Have previous maintenance records and microbiological test results

If available, provide previous microbiological test results to help the team focus on sensitive areas.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Medical systems in hospitals, do they need different maintenance from commercial systems?

Yes, significantly. Medical systems require higher air-quality standards and high-efficiency filters, with more frequent and careful servicing.

Operating theatres need positive-pressure air, does that affect maintenance?

Yes, positive-pressure systems need precise inspection of dampers, belts and coils, and we coordinate with the medical team before any check.

Does sea salt and humidity in Al Tha'alibah increase the risk of microbial growth?

Yes, and that poses a risk to patients. We use high medical-grade cleaning standards and clean coils and drains weekly or fortnightly.

What is the cost of weekly maintenance for a large medical AHU?

Cost depends on the unit size, filter count and condition, and varies between routine service and repairs. Send unit details on WhatsApp for a full quote.
