AHU servicing

AHU maintenance in Al Waziriyah

In Al Waziriyah, south Jeddah, air handling units serve administrative offices, medium-sized residential projects and clinics. When air quality drops or temperatures vary between floors, the cause usually lies inside the AHU itself, not the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Waziriyah is a developing area mixing residential buildings, administrative offices and medium-sized medical clinics, mostly using central AC with medium-capacity air handling units. This building pattern calls for regular maintenance of filters, belts, coils and dampers to ensure even cold air distribution across different zones. The high demand for temperature stability in offices and clinics means any AHU performance slip becomes noticeable quickly.

Al Waziriyah sits in south Jeddah, an area of administrative offices, medium-sized residential projects and medical clinics.

Most buildings here use air handling units from 3 to 10 horse power with two-stage filters and medium-capacity cooling coils.

The AC setup in Al Waziriyah

  1. 1

    Medium-sized AHUs serving multiple floors

Buildings in Al Waziriyah typically have one or two AHUs serving multiple residential or administrative floors, requiring precise air balance.

  2. 2

Manually and automatically controlled damper systems

Some buildings here have auto-controlled dampers, others manual, affecting air distribution consistency and required maintenance.

  3. 3

    Two-stage filters with periodic inspection

The first filter catches larger dust, the second fine particles; both need monthly inspection to ensure proper flow.

Before the visit

Before our visit in Al Waziriyah

  1. 1

    Schedule outside peak usage times

Request an early morning or after-hours slot to minimise disruption to daily office operations.

  2. 2

Ensure access to the plant room

Confirm that the plant room or technical floor door where the AHU sits can be opened and there is enough space for work.

  3. 3

Have current filter and part specifications ready

Tell us the current filter and belt types and sizes, or leave the full inspection to us on arrival.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Offices in Al Waziriyah complain of temperature differences between departments, what causes this?

Usually dirt buildup on the coils, clogged filters or faulty dampers reduce airflow to some departments. Inspecting the AHU identifies the exact cause.

Does maintenance require shutting down central AC for the whole building?

We coordinate with building and office management to perform maintenance during low-use periods or in limited windows that do not stop cooling completely.

Does Al Waziriyah's dust affect how fast the filters clog?

Yes, coastal and construction dust clogs filters faster. We recommend monthly filter checks and replacement every three months or sooner depending on conditions.

Do older units need more maintenance than new ones?

Yes, bearings, belts and coils wear over time. Older air handling units need more frequent inspection and may require spare parts or upgrades.
