When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Wurud is a relatively modern residential district of multi-storey apartment blocks with shared central air handling units. Because the buildings are densely occupied and flats sit close together, any filter blockage or belt wear quickly affects air quality and temperature across multiple flats at once. Regular maintenance is essential to keep comfort and health in the building sound.

Al Wurud sits in central Jeddah, a district of modern apartment towers with regular streets and open spaces between buildings.

Most towers here rely on one or two central AHUs per block, supplying conditioned air to dozens of flats.

The AC setup in Al Wurud

  1. 1

    Central system per residential block

Each residential tower typically houses one or two AHUs feeding all the flats across every floor.

  2. 2

Duct network between floors and flats

Air is distributed from the unit through an insulated duct network running between floors and walls to reach vents in each flat.

  3. 3

    Centralized damper and fan control

Dampers and fans in the AHU are centrally controlled, and balancing them ensures even distribution across all flats.

Before the visit

Before our visit in Al Wurud

  1. 1

Get building management approval in advance

Maintenance requires access to the plant room and working within the building, so coordinate with management beforehand and confirm approval and keys.

  2. 2

Keep the plant room clear of obstructions

The space around the AHU must be safe and clear of furniture and storage so the team can access and work safely.

  3. 3

Confirm the location of the electrical control panel

The electrical control panel for the unit is usually near the plant room, and we need its exact location for safe inspection and servicing.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Is AHU maintenance the responsibility of building management or residents?

The AHU serves the whole building, so maintenance is usually the building management's responsibility. We work directly with management to schedule visits and regular servicing.

Upper flats get less cool air than lower ones, why is that?

This usually happens when dampers are unbalanced or the unit's filters are clogged, reducing pressure in the upper ducts. AHU servicing and damper balancing restore even distribution.

The air from the AHU feels damp on hot summer days, is that a risk?

High humidity may mean the unit's cooling coils are not working efficiently or the drainage vents are blocked. Cleaning the coils and drains improves performance and reduces excess moisture.

Does the electrical supply strength in the building affect the AHU's performance?

The unit needs stable, adequate electrical supply, and voltage swings affect motor speed and damper control. We will check the connection and supply during servicing.
