AHU servicing

AHU maintenance in Al Yaqoot

In Al Yaqoot, north Jeddah, Alrabih maintains air handling units in the modern hotels, hospitals and office buildings there. When airflow distribution drops or temperatures vary floor to floor, the problem usually lies in the unit itself rather than the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Yaqoot is a relatively modern district with tall commercial and administrative buildings where air handling units are complex and centralised, with separate temperature controls per floor or zone. Servicing these units requires deep knowledge of control systems, dampers, belts and bearings, and any dust buildup on filters or coils throws off the air balance across all zones. The team dismantles and inspects internal parts on site, cleans coils and filters and recalibrates dampers to restore proper airflow distribution.

Al Yaqoot sits in north Jeddah, a modern development zone with tall commercial, administrative and hotel towers.

Most air handling units here are centralised multi-zone systems with automated temperature controls and dampers per floor.

The AC setup in Al Yaqoot

  1. 1

    Centralised multi-zone AHU

Most towers in Al Yaqoot run one or two main AHUs serving multiple floors, with each floor having separate dampers and sensors.

  2. 2

    Complex automated control system

Most modern buildings here have advanced BMS control systems monitoring temperature, humidity and airflow rates across zones.

  3. 3

    High-efficiency coils and filters

Units are fitted with high-grade cooling and heating coils and filters to handle the heavy desert dust in the north.

Before the visit

Before our visit in Al Yaqoot

  1. 1

Confirm access to the unit location

Check that the ceiling access hatch can be safely opened and a ladder or platform is available for the team.

  2. 2

Coordinate with building management and security

Inform management and security about the visit time, especially if the unit is in a restricted area.

  3. 3

    Prepare for temporary system shutdown

Warn floor occupants that cooling may pause during maintenance and choose a time that least disrupts operations.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The first floor is cold and the third is warm, is there a problem with the central unit?

Yes, that points to damper or filter issues. Our team inspects the control system and dampers, then recalibrates the air distribution between zones.

The AHU sits in the ceiling void, how does your team reach it safely?

We coordinate with building management to provide a safe ladder or scaffolding if needed, and survey the route before the visit to confirm safety.

Dust in north Jeddah clogs the filters quickly, how often should we service them?

It depends on usage intensity and surrounding dust. Main filters in Al Yaqoot typically need inspection every few months and cleaning or replacement based on condition.

The unit is wired to old electrical distribution on the upper floor, does that affect the service?

We inspect the electrical connections for safety before work and ask building management to secure a safe isolated circuit for any maintenance.
