Central AC for apartments

Apartment central AC in Al Atheer

In Al Atheer, south Jeddah, fitting central AC in residential flats demands careful study of the tight spaces between ceilings and walls. Alrabih's team selects the indoor unit location precisely and runs condensate pipes so they cause no damp in shared walls.

When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Atheer is a relatively modern residential district dominated by multi-storey apartment blocks with medium-sized flats and standard plasterboard ceilings. The buildings are designed for good housing density, but the void between the structural ceiling and the board is very tight, meaning ductwork must be routed intelligently to preserve ceiling height and keep neighbours free from AC noise when running. Placing the indoor unit in the hallway or bathroom reduces sound impact on bedrooms and living areas.

Al Atheer sits in south Jeddah, a modern residential zone of multi-storey apartment blocks with high density.

Most Al Atheer flats range from 120 to 180 square metres, and the plasterboard ceiling leaves very little void for ductwork.

The AC setup in Al Atheer

  1. 1

Compact indoor unit in hallway or bathroom

Modern flats in Al Atheer need a compact, low-height unit, and the hallway or bathroom is ideal to cut noise and preserve ceiling height in main rooms.

  2. 2

    Flexible ducting with small diameter

The tight ceiling void calls for smaller-diameter flexible ducts, which fit the spaces without significantly reducing airflow.

  3. 3

Centralised drainage directed outside the flat

Condensate pipes run from the unit to outside the flat or a safe drain point in the shared courtyard, with thermal insulation to prevent damp.

Before the visit

Before our visit in Al Atheer

  1. 1

    Provide exact ceiling void measurements

Before the visit, send us the exact distance between the structural and plasterboard ceiling in hallways and bathroom so we can assess ductwork feasibility.

  2. 2

Coordinate with building management on external drain points

Confirm with building management that the external drain point we use is approved, especially if it is in the shared courtyard or on the building facade.

  3. 3

Locate the electrical panel and main circuits

Tell us where the main electrical panel is and which circuits feed the AC, as we may need new wiring or circuit protection.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

My flat is small and the ceilings are low, is central AC possible here?

Yes, but we first assess the void between the structural and plasterboard ceiling. If space allows, we choose a compact, low-profile indoor unit to preserve headroom in the main rooms.

My flat is surrounded by neighbours, how do you control AC noise?

We place the indoor unit in the hallway or bathroom rather than the living area, and regulate fan speed so vibrations do not travel through shared ceilings to neighbouring flats.

Condensate pipes might cause damp in the walls, how do you prevent it?

We run condensate pipes at a gentle slope toward the unit exterior or safe drain point, and insulate them in shared passages to prevent condensation forming on shared walls.

Does old house wiring affect the ductwork routing?

We map the electrical circuits before starting, and route ducts away from cables to avoid any thermal effect or potential electrical interference.
