When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Khaleej districts hold mid-sized family apartments, mostly in purely residential buildings without ground-floor shops, and ceilings are standard height with no expansive roofs. Central AC installation here requires planning to hide the ducts so they do not consume valuable living space, and securing the outdoor unit on a safe balcony or external wall. High coastal humidity increases condensate accumulation, so the drainage point must sit well clear of load-bearing structures.

Al Khaleej is a densely residential area in north Jeddah, composed mainly of mid-rise family apartment blocks without commercial frontage.

Most flats here need a single central unit, with the outdoor compressor mounted on a side balcony or north-facing wall sheltered from direct sun.

The AC setup in Al Khaleej

  1. 1

Compact central unit in tight ceiling

The indoor unit mounts in the bathroom or passage ceiling to preserve living space, distributing cool air quietly through compact ducts.

  2. 2

Direct drainage through main system pipes

Condensate pipes connect directly to the building's main drainage system or discharge outside the flat to prevent moisture accumulation.

  3. 3

    Outdoor unit on side balcony

The outdoor unit sits on a side balcony or north-facing wall, sheltered from direct sun and strong winds.

Before the visit

Before our visit in Al Khaleej

  1. 1

Prepare the apartment's architectural plan if available

If you have the apartment's architectural drawing, print or save it digitally so the team can plot the best duct routing.

  2. 2

Identify the right balcony or external wall

Mark the side balcony or north-facing wall available for the outdoor unit, and confirm it does not obstruct neighbours' views or affect their thermal insulation.

  3. 3

Contact building management for advance approval

Notify the building management of your installation plan before booking the date, especially if the outdoor unit needs a spot on a shared external wall.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

My flat is small, does central AC take up a lot of space?

No, we carefully survey the ceiling and corridors and mount the indoor unit in the bathroom or narrow passage ceiling, consuming no living space.

The building is older and may not take extra weight, how do you mount the outdoor unit?

We survey the external wall and balcony structure before mounting, use load-distributing metal brackets, and select the strongest spot in the building.

High humidity causes odours in the bathroom, could the drain pan be an issue?

Yes, coastal humidity encourages bacterial growth in the drain pan. We route the condensate directly to the building's main drainage or entirely outside the flat.

The building's wiring might not be enough, what is the electrical load of the unit?

The load depends on the unit's capacity and your flat's size. During the visit we check the main electrical panel and confirm whether upgraded wiring is needed.
