Central AC for apartments

Apartment central AC in Al Rayyan

In Al Rayyan, east Jeddah, central AC installation in apartments faces a harsh climate: high heat and rapid water evaporation. We select a unit with sufficient cooling capacity and route condensate carefully to prevent moisture pooling near the foundation.

  • Tight ceiling
  • Sealed drain

When central AC makes sense in your flat

  1. 1

    New flat before finishing

The finishing stage is the right time to install central AC. The ceiling is open and walls are ready for copper and drain routes, so there is no need later to cut plaster or damage finished surfaces.

  2. 2

Occupied flat where splits fall short

If splits leave hot and cold patches, or the noise bothers you at night, central AC distributes air evenly and hides the unit away from the room. A site survey decides whether your ceiling height allows it.

  3. 3

    Your unit disturbs the neighbours

In apartments, neighbours hear unit vibration through shared ceilings and walls. We choose the indoor unit suspension point carefully and use flexible collars on the air outlets to absorb vibration before it reaches the building structure.

Who it's for

  • Living in a furnished flat and want to replace splits

We survey your ceiling void to see whether a concealed unit fits, then run copper and drain without disturbing the existing décor.

  • Buying a flat in a building under construction

We coordinate with the finishing stage to run copper, drain and ducts before ceilings and walls are closed, so every route stays fully concealed.

How we work

How we work

  1. 1

    Ceiling and route survey

We measure the available ceiling void, decide where the indoor unit hangs, map the copper route and find where condensate drains without causing damp. The survey decides whether one zone or more suits the flat.

  2. 2

    Run copper and drain

We run insulated Mueller copper in the void above the suspended ceiling and slope the condensate line towards the building drain or an external outlet, so no standing water causes odour or damp.

  3. 3

    Fit ducts and outlets

We mount the indoor unit on vibration-absorbing hangers, route ducts to each room and place every outlet so air spreads evenly without blowing cold air directly onto anyone.

  4. 4

    Vacuum, test and hand over

We vacuum the copper line to remove air and moisture, check all joints, then run the unit and confirm cooling in every room before we hand over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rayyan is a relatively modern residential district extending eastward, with mid-rise blocks of standard construction spaced moderately apart. Temperatures in Al Rayyan run higher than central Jeddah because of distance from the coast, and direct sun exposure on east and south facades is intense. Central AC here needs precise calculation of thermal load, and the condensate line must be routed away from the building foundation to prevent moisture seepage.

Al Rayyan is in east Jeddah, a modern residential district of reasonably spaced mid-rise apartment blocks.

Most flats here are medium-sized with standard ceiling heights, the outdoor unit goes on the roof or rear balcony, and drainage needs special care because of the arid climate and high heat.

The AC setup in Al Rayyan

  1. 1

Indoor unit in hallway or utility room

In medium flats, a hallway or small utility room provides safe space for the indoor unit away from bedrooms and living areas.

  2. 2

    Efficient concealed distribution ducts

Air ducts run efficiently through suspended ceilings and internal partition walls to deliver cooled air to all spaces.

  3. 3

Outdoor unit on roof or rear balcony

The roof or rear balcony offers a safe location for the outdoor unit away from front facades and direct sun where feasible.

Before the visit

Before our visit in Al Rayyan

  1. 1

Show us the flat plan and sun-exposed facades

The plan and facades help us calculate thermal load accurately and select cooling capacity suited to Al Rayyan's climate.

  2. 2

Ensure access to roof or rear balcony

Check that roof and rear balcony doors are safe and openable, and that the team can safely carry the outdoor unit to its installation spot.

  3. 3

Identify safe drainage point away from foundation

Before the visit, identify where the condensate line will drain, ensuring it is away from the building base and safe from moisture pooling.

FAQ

Questions about Apartment central AC

Is there enough ceiling space in a flat for a central unit?

It varies between flats. Slim ceiling cassettes need less void depth than full ducted units. A site survey measures what is available and decides the right type; if the corridor ceiling is too shallow we look at a storage room or bathroom ceiling instead.

Is one unit enough for the whole flat or do I need more?

It depends on the flat's area, room layout and how much sun each side receives. Two- and three-bedroom flats can sometimes work with one unit and well-planned ducts; larger flats or those with separate zones may need two. The survey decides.

Where does the outdoor unit go when the flat has no large balcony?

Options include the shared roof if the building rules allow it, a facade bracket away from neighbours' windows, or the balcony if it can take the load. We review the building's rules before recommending any position.

Jeddah's air is very humid; does that affect the condensate drain?

Yes. In Jeddah the indoor unit produces more condensate because of the high humidity. We make sure the drain line has enough fall, that the horizontal run before it drops is not too long, and that the outlet does not conflict with other flats' drainage in the building.

Can the flat be split into two zones with different temperatures?

It is possible using two separate indoor units or by adding variable-flow dampers on the duct runs. The right choice depends on the flat's layout and the ceiling void available in each zone. A site survey decides which approach suits your room arrangement.

Al Rayyan gets extremely hot, will central AC be powerful enough?

We calculate thermal load based on the flat's area and sun-exposed facades, and select a unit with sufficient cooling capacity to meet demand in summer.

Condensate evaporates quickly here, will that cause issues?

The condensate line runs to a location away from the building foundation so moisture does not pool or seep into the base or lower walls, even as the arid air evaporates it slowly.

Direct eastern sun bakes our building, does that affect the outdoor unit?

The outdoor unit is positioned to avoid direct sun where possible, and if needed we install a simple shade or barrier to reduce excess heat absorption.

How do you handle dust and sand in Al Rayyan?

The indoor unit's air filters are specified to high standards to trap dust and sand, and we recommend cleaning them every month or two during dusty seasons.
