When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart

Al Asaliyah is a relatively modern residential district with spacious villas and flats, most equipped with central AC systems and ducting distributed through roofs and walls. This building style enables even cooling, but dust buildup in the ducts, drain pans and filters disrupts air balance quickly due to high summer temperatures. Regular checks keep the system efficient and prevent problems such as weak cooling in some rooms.

Al Asaliyah lies south of Jeddah and comprises modern residential blocks with spacious villas and apartment buildings spread across open land.

Most villas and flats in Al Asaliyah have central AC systems with one or more outdoor units feeding multiple air ducts.

The AC setup in Al Asaliyah

  1. 1

    Central system serving multiple zones

Most villas in Al Asaliyah have one or two outdoor units feeding separate air ducts for each floor or section of the house.

  2. 2

Ducts in roofs and internal walls

Ducts are distributed through ceiling and internal wall cavities in flats and villas, making servicing and cleaning accessible via distribution grilles.

  3. 3

Central filters for cleaning or replacement

Most central systems in Al Asaliyah have accessible central filters that are straightforward to inspect, clean or replace regularly.

Before the visit

Before our visit in Al Asaliyah

  1. 1

Ensure the outdoor unit is easily accessible

Tell us where the outdoor unit is located, whether on roof or balcony, and make sure the team can reach it safely on visit day.

  2. 2

    Locate the filter boxes

Identify the central filter location beforehand, usually in a corridor or utility room, to speed up inspection and cleaning during the visit.

  3. 3

    System controls and thermostat

Make sure you know where the main controller and thermostat are located, and tell our team about any performance issues you have noticed beforehand.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Some rooms in my villa cool less than others, what causes that?

Usually it is a partial blockage in the ducts, a dirty filter, or imbalanced airflow from the central unit. Our team inspects the entire system and diagnoses the issue precisely.

The ducts in my villa roof are older, can they be easily cleaned?

We access the ducts with specialized tools depending on their type and condition, and agree with the homeowner on the best approach beforehand. Regular cleaning extends duct life and improves cooling efficiency.

Temperatures are extremely high in summer, does this strain the central unit?

Yes, extreme heat increases system load and speeds up dirt buildup in coils and ducts. Regular maintenance helps the system handle the high demand more efficiently.

My villa is newly built, does the central AC need maintenance soon?

Even new systems need an inspection after first operation to confirm duct balance and filter condition. We recommend a full check before the hot season starts.
