When your central system needs a full service
- 1
Rooms that cool unevenly
Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.
- 2
Water pooling or a smell from the unit
A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.
- 3
The system has not been serviced in a long time
Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.
Who it's for
Your villa has rooms that do not cool evenly
We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.
Ask on WhatsAppManaging a commercial building with tenant cooling complaints
We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

- Drain pan and line cleaned
- Airflow measured at every diffuser
- Outdoor unit and electrics checked
- Findings explained to owner
How we work
How we work
- 1
Tell us the symptoms
WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.
- 2
Site survey
The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.
- 3
Carry out the service
We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.
- 4
Explain findings and hand over
Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.
A thorough service or a quick fix?
| Alrabih | The usual way | |

| Drain pan | Cleaned and fall checked | Checked only when it overflows |
| Airflow | Measured at every diffuser | Visual guess only |
| Findings report | Explained to the owner | Not mentioned unless asked |
| Outdoor unit | Checked every visit | Checked only on breakdown |

What sets this district apart
Al Manarat is a very modern, upscale residential district with large villas and luxury apartment towers featuring advanced architectural design, and central AC systems here are typically complex, spread across multiple outdoor units on expansive roofs. Intense heat and desert dust accumulate fast in this area relatively distant from the sea, making filters and indoor coils vulnerable to rapid fouling, and even partial blockages show up immediately as weak cooling or uneven cold air distribution across building floors.
Al Manarat lies in far north-west Jeddah, a district of luxury villas and high-end modern residential towers.
Villas and towers here typically have multi-unit central systems, some supporting separate zone control across different areas.
The AC setup in Al Manarat
- 1
Multi-unit system with zone control
Large villas and luxury towers here often have two or more zones, each with a separate outdoor unit and independent temperature control.
- 2
Complex ducting with premium insulation
Long ducts here are insulated with thick, advanced material to minimise cooling loss and require careful inspection for leaks and insulation integrity.
- 3
Outdoor units on very spacious roofs
Wide roofs allow multiple outdoor units with safe spacing, but require climbing gear and long walks between units for maintenance.
Before the visit
Before our visit in Al Manarat
- 1
Brief us on the number of units and zones
Send a list of how many outdoor units you have and which zones each controls, so we bring the right equipment and allow enough time.
- 2
Ensure safe access to the expansive roof
Make sure the roof access is safe and the roof surface is clear of obstacles between units before the maintenance day.
- 3
Coordinate with security or reception
In large residential complexes, brief security or reception about the team's arrival time and roof access.

FAQ
Questions about Central AC maintenance
What is the difference between a full service and just cleaning the filter?
Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.
Can you find out why some rooms are cooler than others?
Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.
When does the central system stopping point to a coil fault rather than the outdoor unit?
If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.
Do you repair faults you find during the service visit?
Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.
Can a damaged copper connection affect how well the central system cools?
Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.
My central system is complex with multiple units, how do you handle it?
We inspect each outdoor unit and every section of duct and indoor diffuser separately, map the airflow and explain any performance gaps between different zones.
Our roofs are very wide and outdoor units are far apart, does that affect servicing?
Yes, large distances mean very long ducts and more cooling loss. We measure thermal insulation and duct length and recommend upgrades if needed.
The area is distant from the sea and very hot, do filters clog faster?
Yes, intense heat and heavy desert dust clog filters much faster. We recommend checking filters every six weeks and cleaning or replacing them regularly.
Does distance from the sea affect the indoor and outdoor coils?
Distance from coastal humidity reduces corrosion, but dust and extreme heat increase dirt buildup on coils. We clean coils thoroughly at each maintenance visit.
