When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rahmaniyah is a relatively modern district dominated by spacious villas and mid-rise residential blocks with adequate outdoor space. Central AC systems here are usually carefully designed with insulated ducts and multiple zones, but dust buildup in the ductwork and coil mould from coastal humidity reduce distribution efficiency, leaving you feeling weak cooling in some rooms without a fundamental fault.

Al Rahmaniyah is in eastern Jeddah, a modern residential district mixing individual villas with apartment blocks and reasonable outdoor space.

Most central systems here use ceiling-mounted fans housed in an insulated cabinet, typically in the top floor or ground floor.

The AC setup in Al Rahmaniyah

  1. 1

    Multi-zone central system

Modern villas and blocks in Al Rahmaniyah often have one outdoor unit distributed across multiple independently controlled zones.

  2. 2

    Insulated ducts beneath ceilings

Ducts typically run through ceilings or upper floors with thermal insulation, preserving cooled air quality to the diffusers.

  3. 3

Central evaporator coil with drain pan

The coil and pan are typically housed in an insulated cabinet in the attic or basement, needing regular cleaning to prevent drainage blockages.

Before the visit

Before our visit in Al Rahmaniyah

  1. 1

Tell us the outdoor unit and cabinet locations

Confirm for us the outdoor unit location on the roof and the evaporator cabinet location inside the villa or block before the visit.

  2. 2

Ensure the team can access enclosed areas

Check that the coil cabinet in the attic or basement is safely reachable and that drop ceilings don't block inspection.

  3. 3

    Prepare thermostat information

Tell us how many thermostats control the system and where they are, since imbalance between them may explain weak cooling in certain rooms.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

Some rooms in my villa are cold and others warm, does that mean the system is faulty?

Not necessarily. The cause could be a partial duct blockage, unbalanced diffuser settings or dust on the coil. A full inspection pinpoints the issue precisely.

The outdoor unit is on the roof, does its location cause maintenance issues?

Roofs in Al Rahmaniyah are usually safe and easy to access. We check electrical connections, copper lines and fans at every maintenance visit.

Does Jeddah's humidity affect a central cooling system?

Yes, high coastal humidity accelerates mould growth on the evaporator coil and in the drain pan, reducing the system's cooling efficiency.

How many ducts and pipes might need attention during central system maintenance?

That depends on the villa's or block's size and number of zones. We inspect all ducts and pipes fully and identify what needs cleaning or repair.
