When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart

Al Widad contains a mix of modern villas and mid-sized residential towers with varied designs and different AC layouts. Some villas have one straightforward system, while larger towers may need multiple zones and complex duct networks. Dust and dirt buildup on coils and ducts leads to reduced cooling or unbalanced air between floors and rooms. Regular maintenance ensures reliable performance.

Al Widad is in east Jeddah, a residential district mixing villas and mid-rise towers with orderly streets and limited green space.

Central AC systems here range from simple units in villas to multi-zone systems in residential towers.

The AC setup in Al Widad

  1. 1

    Simple central system for villas

Individual villas in Al Widad typically have one outdoor unit and simple duct distribution to a few rooms.

  2. 2

    Multi-zone systems in towers

Larger residential towers have multiple outdoor units or one system divided into several zones across different floors.

  3. 3

Distribution ducts in walls and ceilings

Air ducts run through hidden walls and ceilings, requiring specialist assessment for inspection and cleaning.

Before the visit

Before our visit in Al Widad

  1. 1

    Close unused diffuser openings

If you have unused diffusers, close them before we visit so we can focus on actual rooms and get accurate measurements.

  2. 2

    Ensure outdoor unit access

Make sure the outdoor unit is easily reachable with no obstructions around it so we can inspect and clean it effectively.

  3. 3

    Record any performance changes

Note if performance has declined recently or if certain rooms need more cooling, and tell us so we can focus there.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My older tower's central AC system seems older too, does it need intensive maintenance?

Yes, older systems need careful inspection of coils, ducts and drainage pipes. We clean and balance the whole system to ensure it continues working well.

The top floor of our tower is warmer than the lower ones, what is wrong?

There may be imbalanced diffuser openings or partial duct blockage in the upper zones. We inspect air distribution and rebalance the system.

Eastern humidity is high, does it affect the central AC system?

Yes, high humidity increases mould in the drain pan and ducts. We check water drainage and clean moisture-prone parts.

Are AC ducts in older towers difficult to clean?

Duct cleaning depends on their design and accumulated dust. We assess the site and determine whether full cleaning is possible or if special steps are needed.
