When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Quba is a modern, growing neighbourhood of contemporary villas and residential blocks across open land in the north-east, with central systems flexibly distributed to match varied architectural design. Maintenance focuses on thermal balance and airflow control, and filters and coils may accumulate dust rapidly due to particulates in the eastern zone, while extended pipe runs often need precise damper tuning.

Quba is in north-east Jeddah, a modern district of contemporary villas and residential blocks across open land.

Most central systems here are split units distributed across multiple floors with extended copper piping.

The AC setup in Quba

  1. 1

Split units on multiple floors with extended pipes

Spacious villas and blocks in Quba use systems with extended copper pipes running across floors and wings.

  2. 2

    Adjustable dampers for airflow control

Most modern systems have precision dampers to balance airflow between wings and floors according to usage.

  3. 3

Powerful outdoor units on secure roofs

Outdoor units are mounted on strong, secure roofs and need regular dust cleaning.

Before the visit

Before our visit in Quba

  1. 1

    Provide complete central system plans

Send us architectural and mechanical plans for the central system including pipe routes, dampers and manifolds.

  2. 2

Ensure the team can access roofs and upper voids

Verify the roof, plant room and inter-floor voids are safe and accessible, and brief the team on any safety restrictions.

  3. 3

    Identify problem cooling areas

Tell us before the visit which wings or floors feel weak cooling or imbalance, so we can prioritise inspection there.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The copper pipes are very long because the villa is spacious, how do you maintain thermal balance?

We use adjustable dampers on each pipe branch and measure airflow using advanced pressure tools. Long pipes require precise calibration to ensure equal cooling reaches every room.

Dust and particulates in the eastern area, how often do we clean the filters?

We recommend checking and cleaning filters every two to three weeks in summer, as easterly winds accelerate dust buildup in ducts and coils.

The eastern area is hot and sometimes dry, does that affect cooling efficiency?

Yes, high heat and sometimes low humidity increase compressor load. We recommend regular maintenance every four to six weeks to verify refrigerant, pressure and coil efficiency.

The villa is new and the system is modern, does airflow distribution need adjustment at first use?

Yes, with new modern systems we recommend a full inspection and damper tuning before heavy use. We measure balance between wings and floors and adjust to suit the owner's needs.
