Who needs a new cold room?

  1. 1

Restaurant or bakery expanding its store

Your current storage cannot hold the quantities you need, or you are relying on domestic fridges that are not up to the job. A purpose-built cold room keeps ingredients at a steady temperature and cuts waste caused by temperature swings.

  2. 2

Pharmacy or clinic needing medical storage

Medicines, vaccines and sensitive medical supplies need a temperature that does not shift when the door opens or when Jeddah's summer heat peaks. We build the room to suit that use and choose the condensing unit after the site survey.

  3. 3

Warehouse or grocery starting from scratch

You are fitting out your premises and want a cold room built in from the start, or you want to convert part of a warehouse into one. The site, the daily stock volume and how often the door opens all shape the right specification, and we work that out with you at the survey.

Who it's for

  • Opening a bakery and need ingredient storage

We survey your allocated space and build a cold room sized to your daily production volume, from insulated panels to the temperature controller.

How we work

How we work

  1. 1

    Site survey

The technician visits, measures the available space and asks about your stock type, quantities and daily use to set the room dimensions and the capacity the unit needs.

  2. 2

    Panels and door

We fit the insulated wall and ceiling panels and seal every joint, then hang the cold room door in its frame and check that the seal presses evenly on all four sides.

  3. 3

    Cooling unit and pipework

We mount the condensing unit where it has enough air, fit the evaporator inside the room, and run Mueller copper in runs of up to 30 metres without welded joints, fully insulated to reduce heat gain.

  4. 4

    Vacuum, start-up, handover

We vacuum the copper line and test joints before starting the unit, then set the temperature controller and confirm the room reaches the target temperature before handing over.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Bayan is a dense commercial district with food shops and produce stores in mid-rise buildings with limited back spaces. Cold rooms here are typically installed inside shops or in adjoining storage areas, and need careful design to fit the space and allow the outdoor condenser proper airflow in a tight setting. The type and size depend on what is stored and daily customer volume.

Al Bayan is a commercial district in east Jeddah, mixing retail shops and small storage in mid-sized buildings.

Most cold rooms in Al Bayan are sized 10 to 20 cubic metres, with the condenser mounted in the rear yard or on the roof because the front is too tight.

The AC setup in Al Bayan

  1. 1

Medium cold room for meat or fish shop

Most shops in Al Bayan need a room of 10-15 cubic metres, well insulated and set for -2 to +2°C.

  2. 2

    Single-stage condenser for mixed-use buildings

In Al Bayan's mixed-use buildings, we fit a single-stage condenser efficient in high heat, with sound damping to avoid disturbing residents above.

  3. 3

Insulated sliding door with tight seal

Sliding doors fit tight spaces in shops better, and are sealed with dense foam strip to prevent cold air leakage.

Before the visit

Before our visit in Al Bayan

  1. 1

Measure the space for the room

Bring the length, width and height of the planned location, and clarify if it will be inside the shop or in back storage.

  2. 2

Check the electrical capacity and breakers

Check your distribution panel and tell us the available capacity and existing breakers, or we can inspect it together.

  3. 3

State the product type and daily volume

Tell us what will be stored (meat, fish, produce) and rough daily volumes, so we size the condenser and insulation accurately.

FAQ

Questions about Cold room installation

How is the right cold room size worked out?

Size depends on the type and quantity of stock, how often fresh goods come in and how many times the door opens each day. These factors together set the dimensions and the cooling unit capacity needed, which is why we do not suggest a size before the site visit.

Where does the condensing unit go in a restaurant or warehouse?

The condensing unit needs enough air around it, distance from heat sources and a spot a technician can reach for servicing. We decide the best location at the site survey based on the building layout and how the space is used.

What happens to my stock if the power to the room cuts out?

A well-insulated room with a tight door holds its cold for a limited time if the door stays shut, and longer the thicker the insulation and the better the seal. So we choose the panel thickness and the door seal with care, and set the controller to raise an alarm when the temperature rises, so you can act before stock spoils.

What is the difference between this room and a freezer room?

A chiller room works above freezing and suits vegetables, medicines, dairy and baked goods. A freezer room works below freezing and needs thicker insulation, an insulated floor, a heated door frame and a defrost system. If you need freezing or a combined room, we offer that as a dedicated service.

Can a cold room be installed in a rented space without major structural changes?

In most cases yes. Insulated panels are assembled inside the existing space without demolition or construction work, and the condensing unit is fixed in a suitable spot the technician identifies at the survey. Ceiling type and building ventilation may affect the details, and we confirm those after seeing the site.

How much space does a cold room need for meat and fish storage?

It depends on the volume of stock and expected daily customer numbers. We visit to see the space and products, then design the size, insulation and condenser to suit you.

Al Bayan spaces are tight at the back, can you mount the condenser on the roof?

Yes, if the roof can take the weight, we mount the condenser there and run the piping carefully through the building's structure.

Heat is high in east Jeddah, can the cold room handle it?

The insulation and condenser are chosen to withstand the high summer heat. The hotter it gets outside, the more powerful the condenser and insulation we need to maintain the target temperature.

Can the condenser run on a separate electrical circuit in the shop?

Yes, we inspect the existing circuit and recommend a dedicated breaker for the condenser if the main circuit cannot handle the load.
