When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

    Ask on WhatsApp
  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Abhur Al Janoubiyah is a modern coastal district with large villas and advanced residential towers, most fitted with central ducted systems distributed through suspended ceilings and walls. Direct exposure to humid sea air and salt speeds dust and debris accumulation inside the ducts, affecting indoor air quality and cooling efficiency. Regular duct cleaning here is more necessary than in inland areas away from the coast.

Abhur Al Janoubiyah sits on Jeddah's northern coast, a district of modern villas and residential towers with buildings running parallel to the sea.

Most coastal buildings here have ducts distributed through suspended ceilings and internal walls, with return-air grilles positioned in main hallways.

The AC setup in Abhur Al Janoubiyah

  1. 1

    Horizontal ducts in suspended ceilings

Most modern villas and towers here use suspended ceilings with horizontal ducts, making cleaning access straightforward at designated points.

  2. 2

    Vertical ducts in interior walls

Some large villas use vertical ducts hidden within interior walls, which also collect dust and benefit from regular cleaning cycles.

  3. 3

    Return-air boxes in main hallways

Return-air boxes sit in main hallways and central zones, collecting the most dust due to seasonal exposure to salt and humidity.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does salty sea air affect the duct system?

Yes, salt and moisture from the sea speed up sediment and dust deposits in the ducts, reducing airflow. Cleaning every six months helps maintain efficiency.

Our suspended ceilings are expensive, is duct cleaning safe without removing them?

Absolutely, we use only the existing access points and grille openings and never remove any ceiling sections.

Buildings here are close to the shore, does the location's humidity matter?

Yes, high humidity speeds mould and dust growth in ducts and return boxes, so regular cleaning keeps indoor air quality high.

Do you protect furniture and floors during cleaning?

Yes, we cover all furniture and floors before we start, working carefully only from the access points provided.
