When your home ducts need cleaning
- 1
Cool air that carries dust
You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.
- 2
A smell when the AC runs
A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.
- 3
A concealed unit that has run for years
Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.
Who it's for
Living in a villa with ceiling-concealed AC units
We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.
Ask on WhatsAppTaking over an older flat with ducts never cleaned
We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work
How we work
- 1
Survey the network
The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.
- 2
Protect the room
Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.
- 3
Clean ducts and return box
We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.
- 4
Refit and test
We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.
Proper cleaning or just wiping the grilles?
| Alrabih | The usual way | |
|---|---|---|
| Branch ducts | Cleaned inside through access points | Left untouched beyond the grille |
| Return-air box | Deposit fully removed | Left with its dust |
| Ceiling finish | No damage at all | Sometimes broken for access |
| Furniture | Fully covered before we start | Left exposed to falling dust |
| Dust during the job | Room covered before opening | Falls on furniture and floors |

What sets this district apart
Al Shurooq is a modern district with tall residential towers, hotels and major retail, each with complex central AC systems featuring multiple compressor units and extensive duct networks spanning dozens of floors. Dust and dirt accumulate rapidly in these large systems due to heavy load and intensive use, and cleaning reduces compressor strain and improves air quality for tenants and visitors. Scheduling requires a timetable with building management and tenants because stopping or reducing the system's efficiency immediately affects all units.
Al Shurooq is a modern, busy commercial district in eastern Jeddah, with tall residential towers, hotels and large shopping complexes.
Most commercial and hotel buildings here have large central AC systems with extensive metal ducts and separate return lines.

FAQ
Questions about AC duct cleaning
Can you clean ducts without opening the false ceiling?
In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.
Is cleaning the room grilles enough on its own?
Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.
Do we need to leave the house while you clean and sanitise?
Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.
What if one room still gets less air than the others after cleaning?
Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.
Does duct cleaning improve how evenly the cold air spreads across rooms?
Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.
The building is tall and complex, can you clean the whole AC system?
Yes, we clean ducts, branches and return lines in large buildings, but we need advance coordination with management and may split the work across multiple visits depending on system size.
Do you need to shut down the whole system during cleaning?
We may shut down certain sections of the system during their cleaning, but try to maintain cooling in other areas, and coordinate with management to minimise disruption to tenants and visitors.
Humidity and smoke from cafés, do they affect the ducts?
Yes, humidity and smoke increase dust and oily residue buildup in ducts and branches, so we recommend regular cleaning every 6 to 12 months for large commercial buildings.
Does cleaning improve energy efficiency and reduce the bill?
Yes, cleaning the ducts improves airflow and reduces compressor strain, which noticeably cuts electricity consumption in large systems.
