Clean air from the duct

Duct cleaning & sanitising in Al Buhayrat

In Al Buhayrat, far north Jeddah, large modern villas and residential towers with central AC systems collect dust, salt and mould in the ductwork quickly due to proximity to the sea and high humidity. We inspect by camera, deep-clean and sanitise the pipes.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Buhayrat is a relatively new neighbourhood in the far north with tall residential towers and large villas fitted with complex unified central AC systems. The proximity to the sea means very high humidity and salt-laden air, which speeds up mould and salt residue accumulation inside sealed ducts. The modern buildings here have advanced suspended ceilings and extensive ductwork, requiring periodic inspection and deep cleaning to maintain clean air and prevent musty odours.

Al Buhayrat sits in far north Jeddah near the seafront, housing tall residential towers and modern villas with advanced AC systems.

All towers and villas here have unified central AC, with ductwork usually running through thick suspended ceilings and insulated walls.

The AC setup in Al Buhayrat

  1. 1

Unified central system for the tower or large villa

Each tower or large villa here has a single central AC unit, with ductwork extending from the main unit through multiple storeys or sections.

  2. 2

Extensive ductwork under large suspended ceilings

The suspended ceilings here are thick and tall, allowing complex branching ductwork that covers large building areas.

  3. 3

Powerful central units with advanced filters

The central system here is usually high-capacity to handle heavy loads and humidity, but even advanced filters cannot prevent buildup inside the ductwork itself.

Before the visit

Before our visit in Al Buhayrat

  1. 1

Pinpoint the main AC unit's exact location

The main AC unit might be in a separate plant room, under the ceiling or on the roof. Tell us its exact location so we can assess ductwork size and access difficulty.

  2. 2

Map out the ductwork route from the main engine

Trace the pipes from the main unit through the ceiling and walls to see where they end. This helps us estimate ductwork length and cleaning time.

  3. 3

Ensure maintenance access points are safe

Check that ductwork access ports are safe and clear of wires and obstructions, and that the suspended ceiling can safely bear the weight of workers and heavy equipment.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Al Buhayrat's humidity is very high, how does it affect the ductwork?

The high humidity and sea salt create ideal conditions for mould and bacteria to grow inside the ducts. This causes musty odours and may affect residents' health. Deep cleaning and sanitising are more critical here than in other neighbourhoods.

Can you clean the entire extended ductwork under the suspended ceiling in one visit?

Yes, but we need to know the system's size and complexity before the visit. We usually inspect by camera first to assess the work, then confirm whether one visit will suffice or if we need more time.

Sea salt deposits form in the ductwork, does sanitising remove them?

Sanitising kills bacteria and mould, but solid salt deposits need mechanical cleaning first. We use specialist tools to clear the buildup before final sanitising.

Does cleaning improve the central AC system's efficiency?

Yes, clean ducts reduce air resistance and allow the system to cool faster and use less electricity. But the improvement depends on the main unit's condition and the filters as well.
