Clean air from the duct

Duct cleaning & sanitising in Al Farouq

In Al Farouq, south Jeddah, villas and mid-rise residential buildings rely on central or multi-unit air systems. Duct cleaning and sanitising removes dust and mould accumulated in the ducts due to coastal humidity and continuous operation.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Farouq is a mixed residential district of spacious villas and modern apartment buildings, most equipped with central air systems serving several units or rooms. The duct networks in these buildings are less complex than large commercial ones, but coastal humidity and airborne dust cause slow mould and bacterial buildup inside the ducts. Villa owners typically notice musty odours from the vents or weak airflow after a year or two of use without cleaning.

Al Farouq is in south Jeddah, a residential district mixing spacious villas with modern mid-rise apartment buildings.

Most villas and buildings here use central AC units with medium-length duct runs serving main living and bedrooms.

The AC setup in Al Farouq

  1. 1

    Central duct networks in villas

Most modern villas in Al Farouq use a unified duct network starting from the compressor and fan unit on the villa roof and branching to main rooms.

  2. 2

    Separate units in additional flats

Additional flats in villas usually have separate split or window units, but some may share distribution points in a common ceiling.

  3. 3

    Flexible ducts in suspended ceilings

Most modern villas and buildings use insulated flexible ducts mounted in suspended ceilings, making inspection and cleaning easier from distribution grilles.

Before the visit

Before our visit in Al Farouq

  1. 1

Provide safe access to the roof and inspection points

The roof and central fans are usually up there, so let us know if there is a safe ladder or staircase we can use to carry equipment up.

  2. 2

Clear rooms of furniture and obstacles

Distribution vents in walls and ceilings may be blocked by furniture or curtains, so make sure rooms are clear for inspection and work.

  3. 3

Ensure power is available for our equipment

We need a power outlet near the ceiling work area or roof for running our fans and camera, so confirm one is nearby our work point.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My villa has additional flats, each with its own AC unit, can you clean all of them?

Yes, we assess the setup on the first visit and plan to clean all duct networks in the villa, whether they are unified or separate per flat.

How do you reach the cleaning access points in the ceilings and walls?

We use safe ladders and coordinate with the villa owner about roof access and interior ceiling points. Most villas allow temporary removal of distribution grilles or opening existing access doors.

Humidity here is very high, does this speed up mould growth inside the ducts?

Yes, coastal humidity creates ideal conditions for mould and bacterial growth in the ducts, especially if there is minor leakage or condensation. Sanitising after cleaning kills existing mould, but prevention requires periodic cleaning.

Does duct cleaning improve AC efficiency or is it just for health and odour?

Cleaning improves airflow noticeably, which can reduce electricity use and ease strain on the fans. Plus health benefits and elimination of musty smells.
