When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Al Mahamid is a mixed commercial and residential district with shops, storage, warehouses and residential blocks, many using complex central AC systems. Commercial and light industrial activities cause dust to accumulate faster than in pure residential areas, and shared ducts in some buildings carry dust between shops. Regular duct cleaning is essential here because air quality affects customers and workers, and some food shops may require higher standards.
Al Mahamid is located in east Jeddah, a mixed-use district with commercial shops, warehouses and residential blocks.
Shops and warehouses use complex shared duct systems, while residential flats may have splits or be connected to the main ducting.
The AC setup in Al Mahamid
- 1
Shared central duct for shops and warehouses
Shops and warehouses in the same building use a central or branch duct with separate distribution points per shop.
- 2
Mixed residential and commercial duct branches
Some buildings connect the main duct to branches distributed across both shops and residential flats, increasing cleaning complexity.
- 3
External intake points exposed to dust and debris
External intake vents may be near warehouse yards or streets, collecting more dust than residential areas.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Dust from shops enters the ducts and affects air quality, how do you solve this?
We clean the entire duct system from the main to the branches, inspect filters and covers at external intakes, and recommend regular filter replacement.
There are food shops here, are there special standards for duct cleaning?
Food shops may require higher cleaning and sanitising standards, so we coordinate with you to understand your shop's specific needs.
The duct is shared between different shops, do odours and germs transfer?
Yes, shared ducts can carry odours and bacteria from one shop to another, which is why we clean and sanitise every section thoroughly.
My warehouse is attached to a shop, do the ducts need different treatment?
Warehouse activity creates dust and moisture different from the shop, so we inspect both sections with a camera and treat each according to its needs.
