Clean air from the duct

Duct cleaning & sanitising in Al Shurooq

In Al Shurooq, east Jeddah, modern villas with advanced central systems require thorough duct cleaning due to dust and humidity. Alrabih's team inspects each duct with a fine camera, cleans it fully, then sanitises it to improve indoor air quality.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Shurooq is a modern residential district of spacious villas with advanced architectural designs and sophisticated mechanical systems, mostly fitted with complex central ducting and modern air distribution. Eastern humidity and fine dust collect quickly in these sealed systems, especially if filters are not serviced correctly. Camera inspection is essential here because duct paths are long and complex, and post-cleaning sanitising removes accumulated contaminants.

Al Shurooq lies in east Jeddah, a modern villa district with spacious homes and advanced central AC systems.

Most villas in Al Shurooq have insulated metal ducts with multi-stage air filters and smart distribution units.

The AC setup in Al Shurooq

  1. 1

    Complex multi-zone central ducting

Modern villas in Al Shurooq use advanced multi-zone ducting systems with smart distribution to each wing.

  2. 2

    Multi-stage air filters

Most systems here have multi-stage filters requiring regular maintenance alongside duct cleaning for optimal performance.

  3. 3

Large central unit on roof or dedicated plant room

Spacious villas typically have a dedicated plant room or large rooftop unit, making access to main ducts easier.

Before the visit

Before our visit in Al Shurooq

  1. 1

Ensure safe access to plant room and roof

Verify that the team can safely enter the plant room or roof where the main unit is, and let us know of any obstacles.

  2. 2

Describe the duct path, outlets and different zones

Help us understand the zone divisions and branch ducts in your villa, as advanced systems may require deeper knowledge before inspection.

  3. 3

Provide details about filters and recent maintenance

Tell us when filters were last changed and any prior maintenance, as this helps us assess the system condition more accurately.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My AC system is very advanced, can your cleaning equipment handle it?

Yes, our inspection and cleaning equipment is safe for advanced systems. We use fine cameras and modern tools that do not damage electronic or sensitive components.

Villas here are set back from main roads, how does your team bring in heavy equipment?

Most cleaning equipment is portable and lightweight, so the team enters through the villa's gate and private paths. We coordinate with you beforehand to ensure clear access.

Eastern humidity here is intense and the humid season is long, does this affect the ducts?

Yes, high humidity and the long humid season accelerate mould and bacterial growth in ducts, especially if there is any system leakage or condensation.

My ducts are wrapped in thick insulation, does that make cleaning harder?

Insulation does not prevent internal cleaning. We perform inspection and cleaning from existing access points in the system, and the insulation remains intact and safe throughout.
