Clean air from the duct

Duct cleaning & sanitising in Al Wafa

In Al Wafa, east Jeddah, flats in modern mid-rise buildings share central AC systems. Dust and mould buildup in shared ductwork affects all units, so duct cleaning and sanitising keeps the air fresh and healthy for everyone.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Al Wafa is a modern residential area of mid-rise buildings with multiple flats per building, most equipped with modern and efficient central AC systems, but the long tubes and shared ductwork mean collective responsibility. The relatively dry air in Al Wafa, compared to the coast, slows mould growth, but outdoor dust and particles enter through intake vents and settle on duct walls over time. Multiple flats sharing a single duct mean poor maintenance in one unit can affect others, so regular duct cleaning ensures uniform performance and fresh air in every flat.

Al Wafa sits east Jeddah, a modern residential area of mid-rise buildings with contemporary multi-unit apartments.

Most flats here are served by a single central duct feeding several units; the shared ductwork here typically accumulates less mould than coastal areas, but outdoor dust still requires regular cleaning.

The AC setup in Al Wafa

  1. 1

Modern central ductwork serving multiple flats

Modern buildings in Al Wafa have an efficient unified ductwork system serving multiple flats, with contemporary air-distribution designs.

  2. 2

Intake vents on roofs or exterior walls

Outdoor units in modern buildings here are usually rooftop-mounted, with intake vents better insulated than in older buildings.

  3. 3

Unified drainage systems for the entire building

Modern buildings have unified drainage systems for AC condensate, and duct cleaning may include checking and clearing drainage lines too.

Before the visit

Before our visit in Al Wafa

  1. 1

Ensure access keys to the duct chamber are available

The main AC chamber may be locked; confirm you have the keys or coordinate with building management to open it before the team arrives.

  2. 2

Notify neighbours or building management of the cleaning time

Since ductwork is shared, inform building management or other residents about the work time to avoid confusion or sudden airflow interruption.

  3. 3

Check the condition of outdoor intake vents

Check that the intake vents on the roof or exterior wall are clear of obstructions, leaves or heavy dust before the visit.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

All flats use the same ductwork, does cleaning it benefit everyone?

Yes, cleaning and sanitising shared ducts improves air quality for all residents, because polluted air or odours from one unit spread to the others.

My flat doesn't feel strong AC airflow, is this a duct problem?

The duct may be partially blocked by dust; we do a camera inspection to pinpoint the issue, and if it's in the shared duct we discuss it with building management.

Our apartment building is new, does new ductwork have less dust than older buildings?

New buildings start with clean ductwork, but dust accumulates with use even in new ducts, so regular cleaning is necessary to maintain efficiency.

The AC air is very dry, does duct cleaning reduce dryness?

Dryness comes from the AC unit itself and Al Wafa's dry climate, not the duct, but duct cleaning allows better and more even air distribution across the flat.
