When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Abeer is a relatively modern district of spacious villas and residential blocks with open-plan designs, most equipped with advanced central AC systems. Dust and debris from new roads and ongoing construction quickly build up in the horizontal and vertical ducts, especially in the coils where they reduce system efficiency and raise electricity consumption. Duct cleaning here is needed every year or two to maintain air quality and lighten the load on the AHU.

Al Abeer sits in north Jeddah, a modern residential district of spacious villas and apartment blocks served by central AC systems.

Most villas and apartment blocks in Al Abeer have a single central AC system covering multiple floors or wings, with complex ductwork that needs regular cleaning.

The AC setup in Al Abeer

  1. 1

Single central system for multiple storeys

Most modern apartment blocks and villas in Al Abeer have one AHU serving multiple floors through a network of main and secondary ducts.

  2. 2

Coils located in protected plant rooms

Coils are usually in a plant room on the building roof or a protected corner of the villa, making them accessible for cleaning.

  3. 3

Outdoor air intakes exposed to dust

Outdoor air intakes in Al Abeer are exposed to construction dust and new-road debris, which raises the load on filters and coils.

Before the visit

Before our visit in Al Abeer

  1. 1

Ensure access to the plant room

Make sure the plant room or roof can be safely accessed and that doors are unlocked before the visit.

  2. 2

Tell us where the electrical breaker is

We need to know where the main breaker for the system is located so we can isolate power during certain cleaning stages.

  3. 3

    Clear obstacles around the ductwork

Check that no furniture or boxes block access to the main and secondary ducts before the visit day.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How do I know if my central duct needs cleaning?

If you notice weak airflow from some vents, odd smells, or dust settling on furniture faster than usual, your ducts need cleaning. Ring us for a quick inspection.

Does duct cleaning mean shutting down the whole system?

No, our team cleans the ducts section by section without stopping the whole system, so the AC keeps running in other parts of the building.

Dust from nearby construction sites seems to get into my ducts, is that normal?

Yes, construction sites and new roads around Al Abeer release a lot of dust. We check that outdoor air intakes are clear and clean filters more frequently in these conditions.

My villa is multi-storey with complex ductwork, does that take longer to clean?

Complex ductwork needs careful planning, but our team is trained on large central systems. We'll set the scope and timing after inspecting the site.
