Commercial duct cleaning

Central AC duct cleaning in Al Ghadeer

In Al Ghadeer, North Jeddah, modern villas and blocks feature advanced central AC systems that gradually accumulate dust in the ductwork and lose performance. Alrabih's team cleans ducts, coils and units with high efficiency and minimal disruption.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ghadeer is a relatively new and rapidly expanding district with contemporary villas and new apartment blocks featuring complex interiors. Central systems here are usually well-documented in building plans, yet coastal dust and humidity settle quickly in the ducts, especially in summer. Many new residents do not realise ducts need regular cleaning, and blockage reduces efficiency and overloads the evaporator and fans. Professional duct cleaning restores airflow and extends system life.

Al Ghadeer sits in North Jeddah as a newly developed district of contemporary villas and apartment blocks with modern building structures.

Most central systems in Al Ghadeer are newly installed with rigid or flexible metal ductwork, and the outdoor unit typically sits in a confined space on the roof or in a side cavity.

The AC setup in Al Ghadeer

  1. 1

Relatively new metal ductwork with primary filters

Al Ghadeer's ductwork is newly installed but needs initial cleaning to remove construction dust before extended use.

  2. 2

Central unit in a confined plant space

Dedicated plant spaces are relatively compact, requiring precise coordination for safe access and work.

  3. 3

    Relatively simple unified distribution system

Most new homes in Al Ghadeer have a single unified central distribution system without multi-zone complexity.

Before the visit

Before our visit in Al Ghadeer

  1. 1

Confirm central unit and roof location

Tell us where the central unit and plant space are, and confirm safe roof access before the visit.

  2. 2

Clear any blockage around supply and return openings

Make sure supply and return vents are not blocked by furniture or curtains before the visit day.

  3. 3

    Have power and water ready

Ensure safe power access near the plant space and ideally water availability for rinsing if possible.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

My villa is new with a new AC system, does the ductwork need cleaning now?

Yes, construction and installation leave building dust and material debris inside the ducts, so we recommend an initial clean within one or two months of installation.

There is heavy construction in Al Ghadeer, does this affect my ductwork and air quality?

Construction dust from nearby projects easily enters the system, especially if intake vents are unprotected. Regular cleaning reduces this impact and maintains indoor air quality.

Airflow feels warm from one room and cool from another, what causes this?

Unbalanced airflow from partial blockage or dust accumulation in sections of the duct. Thorough cleaning and inspection diagnose the issue and rebalance distribution across zones.

Is duct cleaning safe around my furniture and belongings inside?

We use protective bags around intake and exhaust openings and cover nearby furniture to shield it from airborne dust during cleaning.
