Commercial duct cleaning

Central AC duct cleaning in Al Lulu

In Al Lulu, north Jeddah, modern villas and gated compounds run sophisticated central AC systems, yet dust and moisture accumulate in the ducts over years, weakening distribution efficiency. Alrabih's team cleans the main trunks, coils and plenums section by section without shutting down the whole system.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.

What sets this district apart

Most Al Lulu homes sit on large plots with generous outdoor space and high ceilings, allowing long and complex duct runs within villa walls and suspended ceilings. The ducts stretch horizontally and vertically across multiple zones, and dust and moisture buildup in these extended networks degrades the whole villa's cooling efficiency after years of use. Periodic duct cleaning in Al Lulu villas restores balanced air distribution and eases the load on the central unit.

Al Lulu lies in Jeddah's north sector, a modern residential district of spacious contemporary villas with advanced architectural design.

Most Al Lulu villas are fitted with central AC systems and insulated ductwork distributed across multiple floors.

The AC setup in Al Lulu

  1. 1

Central system with insulated ducts spanning multiple floors

Al Lulu villas rely on a single central unit and a network of thermally insulated ducts distributed across multiple floors and rooms.

  2. 2

Flexible and rigid ducts in suspended ceilings

Rigid ducts usually form the main trunk, whilst flexible sections branch off within suspended ceilings and wall cavities.

  3. 3

Central dampers with room-level adjustable outlets

Most villas have central air dampers that control airflow direction and balance between different rooms.

Before the visit

Before our visit in Al Lulu

  1. 1

Clear space around the central unit

Ensure the central unit, usually on the ground floor or in a plant room, can be accessed easily before the visit.

  2. 2

Agree on suspended ceiling access points

Identify with the team the best access points for opening ducts within the suspended ceiling with minimal damage.

  3. 3

    Confirm electrical safety and supply

Locate the main power disconnect for the central unit and notify us in advance, and ensure any ladder or scaffold access is safe.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

My villa has long duct runs, will cleaning improve cooling in the far rooms?

Yes, dust buildup narrows the passage and reduces airflow to distant rooms. Cleaning restores full flow and balances cooling across all floors.

Do you need to enter the suspended ceiling in my villa?

Often the ducts run within the suspended ceiling, so we open the necessary access points carefully and reseal them after cleaning.

High humidity leaves moisture in the ducts, does that cause problems?

Yes, Jeddah's coastal humidity promotes mould and bacterial growth inside ducts, so regular cleaning reduces these risks.

Must we cut power to the system during cleaning?

Yes, we disconnect power from the central unit before opening the ducts, and reconnect it after cleaning and inspection.
