When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Quraini'yah is an industrial and commercial district of large factories, workshops, logistics warehouses and storage with very high heat loads and massive central AC systems with complex ductwork serving multiple zones and high ceilings. These systems collect industrial dust, contaminants and humidity very quickly due to heavy use and the industrial environment, cutting flow and cooling and raising energy bills. Regular, scheduled cleaning of the large ductwork is essential to maintain performance and productivity.

Al Quraini'yah sits in south Jeddah, an industrial zone of large factories, workshops and warehouses with massive central AC systems.

Central systems here are typically very powerful cooling units with large coils and complex ductwork networks serving wide, high-ceilinged industrial spaces.

The AC setup in Al Quraini'yah

  1. 1

Massive system serving large open space

Factories and warehouses here rely on one or more large industrial cooling units with oversized ductwork running throughout.

  2. 2

Large coils with high contaminant exposure

Coils in industrial systems are very large and exposed to dust and industrial contaminants much faster than residential systems.

  3. 3

    Multi-level ductwork with complex branches

The network usually branches extensively to distribute air across separate zones with different heat loads.

Before the visit

Before our visit in Al Quraini'yah

  1. 1

Coordinate with production and safety management

Alert production and safety managers about cleaning dates and affected areas, and agree on safe maintenance windows.

  2. 2

Ensure safe access to elevated systems

Check that safe ladders or lifting platforms are available for the team to reach high coils and outlets without hazards.

  3. 3

Provide system drawings and technical data

If you have engineering drawings or technical specs for the massive system, share them with us for precise assessment and safe planning.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Our large workshop is warm despite the AC, why?

Industrial dust buildup in the ductwork severely reduces flow, especially in large systems not cleaned recently. Deep cleaning restores performance.

The distribution outlets are high in the ceiling, how do you reach them?

We use safe ladders and lifting equipment to reach high-level distribution outlets and clean them carefully from inside.

Industrial dust and humidity clog the ducts quickly, how do you manage this?

We deep-clean ducts and coils, inspect drainage and filters, and recommend routine cleaning every 3 to 6 months depending on use.

The system runs constantly, how do you clean without stopping production?

We clean the network section by section or during scheduled downtime, keeping other production areas supplied with air.
