Commercial duct cleaning
Central AC duct cleaning in Al Rimal
In Al Rimal south of Jeddah, mid-rise residential buildings rely on central AC systems to distribute air to the flats. Duct cleaning restores distribution efficiency and airflow around the building.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Rimal is a relatively modern residential district of mid-rise buildings, each usually with one central AC system serving multiple floors via horizontal and vertical ducts. Dust and coastal humidity accumulate on duct walls over the years, reducing airflow and causing cooling differences between flats. Duct cleaning needs coordination with building management to control shutdowns so all flats are not affected at once.
Al Rimal is a modern residential district south of Jeddah, with mid-rise apartment buildings laid out on a regular road grid.
Most buildings here have a single central AC system with ducts distributed vertically to serve multiple floors from ground to roof.
The AC setup in Al Rimal
- 1
Single central system per residential building
Each Al Rimal building typically has one system serving all flats, with ducts distributed vertically along the building's spine.
- 2
Horizontal and vertical distribution ducts
Vertical ducts run from the AC room at ground level to the roof, with horizontal ducts distributing air on each floor.
- 3
Humidity drain outlets across multiple zones
Coastal humidity makes drainage from evaporator coils critical, with drain outlets distributed across ducts and coils.
Before the visit

Ensure access to the central AC room
The main AC room is usually on the ground or roof; check that the door opens easily and there is enough space to work.
- 2
Coordinate with building management on the cleaning schedule
Inform building management of the cleaning time in advance, especially if there will be temporary stoppages to parts of the system.
- 3
Identify a safe parking spot for the team's van
Al Rimal has regular road grids; arrange parking close to the building entrance so equipment can be moved easily in.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Will duct cleaning affect the cooling of my flat while the work is going on?
There may be temporary impact on some flats if we are working on their serving section, but we coordinate with building management to minimise disruption.
Dust and humidity accumulate fast in Al Rimal, how often do we need duct cleaning?
This depends on the age of the ducts and the degree of fouling; an inspection visit shows the duct condition and indicates when next cleaning is needed.
We notice cooling is uneven across the building's floors, could the ducts be the cause?
Yes, dust and deposits on duct walls can impede airflow unevenly, causing cooling variations between floors and flats.
How do we know the ducts are completely clean after the work is done?
We visually inspect the ducts after cleaning and confirm that airflow has improved noticeably throughout all sections before full restart.
