Commercial duct cleaning
Central AC duct cleaning in Al Riyadh
In Al Riyadh, east Jeddah, large residential villas and commercial estates run complex central AC systems with branching ducts. Over years, dust and moisture accumulate in the duct walls, reducing cooling efficiency and spreading dust throughout the delivered air. Regular duct cleaning restores clean airflow and balances distribution without shutting the whole system down.
- Live cleaning
- Coils and trunks

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Buildings in Al Riyadh combine luxury residential, office and large retail spaces with spacious interiors and central AC systems serving multiple floors and suites. The ducts in these buildings are long, complex and run through thick walls and high ceilings, making dust and micro-organism accumulation a compounding issue. Duct cleaning in Al Riyadh is necessary to maintain indoor air quality and system efficiency, especially in areas with high daily traffic.
Al Riyadh sits in Jeddah's east sector, a mixed district of upscale villas and large commercial buildings with spacious grounds.
Most large commercial and residential buildings in Al Riyadh are fitted with central AC systems and ducts distributed across multiple floors and sections.
The AC setup in Al Riyadh

Central system with ducts distributed across many floors and sections
Large commercial and residential buildings in Al Riyadh rely on one or more central units and a complex duct network serving multiple sections.
- 2
Thick main trunks with flexible branches to rooms
Main ducts are usually rigid and large, whilst smaller flexible branches lead to individual rooms and offices.
- 3
Central control system with multiple dampers
Most such buildings have a central control system enabling airflow distribution across different floors and sections.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
My building serves offices and flats together, will cleaning benefit both?
Yes, the shared ducts serve all areas, and cleaning improves airflow and balance across all sections.
The ductwork is very complex, how long will cleaning take?
Duration depends on the network's size and complexity. We assess the system first and tell you the expected timeframe before starting.
Dust spreads through the air coming out of the AC, is that from old ducts?
Yes, often dust trapped inside ducts is expelled with the air, especially in warm, humid areas. Cleaning removes this dust entirely.
Do we need to close building sections during cleaning?
No, we work section by section on the ducts, allowing continued operation in other areas throughout the process.
