Commercial duct cleaning

Central AC duct cleaning in Al Shifa

Al Shifa in South Jeddah has modern residential towers and small clinics with central AC distributing clean air to multiple flats and clinics. Dust and humidity accumulate in the ducts, cutting pressure and flow, so we clean the runs and coils to restore performance.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shifa's residential towers are relatively new and tall, relying on unified central AC for each tower or section, and small clinics attached to the towers share the same AC system. Humidity and dust from doors and balconies accumulate quickly in vertical and horizontal ducts, and cleaning needs coordination with tower management to isolate sections safely without cutting air to residents.

Al Shifa sits in South Jeddah, a newer district of tall residential towers and small clinics attached to them.

Central AC systems in the towers distribute air through vertical ducts running from the roof to ground level, with horizontal branches to each flat.

The AC setup in Al Shifa

  1. 1

Vertical and horizontal systems in residential towers

Vertical ducts run from the roof through all floors, with horizontal branches to each flat, requiring methodical cleaning.

  2. 2

    Central AHU on the roof

The central AHU sits on the roof and feeds the vertical ducts, and cleaning its coils is key to restoring cooling efficiency.

  3. 3

    Isolation dampers between sections

The ducts have isolation dampers that allow cleaning each section without affecting the rest.

Before the visit

Before our visit in Al Shifa

  1. 1

Get approval from tower management and residents

Tell tower management and residents about the cleaning date and which sections will be temporarily isolated, so no one is surprised by reduced airflow.

  2. 2

Locate the central unit, plenums and branches

Tell us where the AHU is on the roof and where the vertical ducts and diffusers are on each floor so we can plan efficiently.

  3. 3

Ensure safe drainage for water and debris

Confirm there are safe drainage outlets on the roof or in corridors so water and debris don't spill into flats or affect residents.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning cut air to residents?

No, we clean section by section in coordination with tower management, keeping other sections running on fresh air throughout the cleaning.

There are many flats in the tower, how do you handle duct pressure during cleaning?

We clean methodically from top to bottom or vice versa, and isolate sections with dampers to prevent pressure changes in other areas.

Does the mould from South Jeddah's humidity in the ducts pose a health risk?

Yes, mould and fungi in the ducts affect air quality and health, so regular cleaning is essential to keep the air safe.

The clinics in the tower need especially clean air, how do you handle them?

We clean clinic ducts with the same precision and standards we apply to residential sections, giving them priority in scheduling if possible.
