When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Wisami is a relatively modern area with tall apartment blocks and dense residential towers, where each building typically has one central AC system serving all units through shared ductwork. Because of the high residential density, heat and humidity in Jeddah, the ducts gather dust and fibres quickly, starving cool air especially to units far from the main unit. Duct cleaning needs coordination with the building management and safe access to the plant room.

Al Wisami sits in north Jeddah, a modern residential area of tall apartment blocks served by shared central AC systems.

Most apartment blocks here have one or two AHU units in a plant room (usually on the roof or ground floor), with main ducts branching to residential units.

The AC setup in Al Wisami

  1. 1

One or two central AHU units per apartment block

Most apartment towers in Al Wisami have only one or two central units serving all units, making duct maintenance essential for even distribution.

  2. 2

Long, branched ductwork from roof to units

The ductwork runs from the plant room through multiple floors and columns, meaning dust accumulates more in the far sections and starves units at the end.

  3. 3

Fixed evaporator coil and filters in the plant room

The coil and filter in the plant room need parallel cleaning with the ductwork to fully restore flow.

Before the visit

Before our visit in Al Wisami

  1. 1

Contact building management before the visit

Have the building management issue a warning to residents the day before, and tell them how long the cleaning will take.

  2. 2

Ensure the plant room is safe and clutter-free

Check that the plant room on the roof or ground floor is clear of clutter and has enough space for the team to work safely.

  3. 3

Get ductwork and distribution details from management

Ask management for a duct diagram or description of branch count and served units so the team can prepare properly.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How many residents will be affected when you clean the building duct?

Duct cleaning can be done in sections, but some residents may experience temporary cooling reduction. We coordinate with building management to choose times that minimise disruption.

Is the plant room on the roof or ground floor, and where is the unit's power supply?

The plant room location varies by building. We need to know where it is and confirm power and water are available for safe coil cleaning.

Does Jeddah's coastal humidity cause problems in the building ductwork?

Yes, coastal humidity and heat speed up mould and moisture buildup in ducts and coils. Regular cleaning cuts bacterial and mould growth, especially in lower ductwork.

Can the duct be cleaned without heavy disruption to residents?

We work with building management to clean duct sections progressively, typically scheduling during peak heat hours when residents expect less cooling anyway.
