When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Harat Al Bahar mixes older residential towers, heritage hotels, workers' housing and dense commercial units in single buildings, with central AC systems decades old and poorly maintained. Dust, humidity and contaminants build up because water drainage may be blocked or the system has not been cleaned in years, cutting pressure, flow and fresh air to the flats. Deep network cleaning restores performance without costly rebuild.
Harat Al Bahar sits in Jeddah's historic downtown, a district of older residential towers, hotels and dense commercial blocks with aged central systems.
Most towers here rely on one or two central systems serving dozens of flats and shops, with ductwork usually routed inside concrete walls or above basic ceilings.
The AC setup in Harat Al Bahar
- 1
Single central system for multiple floors
Old Harat towers often have one central system serving 5 to 10 floors, with ductwork running vertically through concrete walls.
- 2
Coils corroded by coastal humidity
Coils in old Harat systems show rust and mould from high coastal humidity and need precise cleaning and regular inspection.
- 3
Ductwork with poor insulation
Some old towers here have inadequate duct insulation, allowing heat and cold loss before the air reaches the flats.
Before the visit
Before our visit in Harat Al Bahar
- 1
Coordinate with building management and flat owners
Alert building management and owners about the visit date and which sections will be served first, especially if the team needs to enter flats.
- 2
Identify access points to vertical ductwork
Check the location of plant rooms and inspection hatches in the walls to ease the team's access to the vertical network.
- 3
Provide a list of upper-floor flat owners
If possible, provide a list of upper-floor owners so we can warn them of brief air interruption during the vertical cleaning run.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Our old building heats up quickly, is blocked ductwork the cause?
Often yes, especially in older towers where the ductwork has not been cleaned in years. Dust buildup cuts flow and weakens cooling reach to the flats.
My flat is on a high floor and cool air barely reaches it, what is the issue?
Pressure loss in the ductwork from partial blockage or leaks is common in older towers. Cleaning and inspection pinpoint the issue accurately.
Coastal humidity and salt damage the ducts, how do you manage this?
We deep-clean the ducts and coils, check drainage and moisture insulation, and advise if sections need extra maintenance.
The ductwork is in tight concrete walls, how do you reach it?
We inspect existing access points and openings and use specialised tools to clean from inside without breaking concrete.
