Clean air from the duct

Duct cleaning & sanitising in Harat Al Yemen

In Harat Al Yemen, downtown Jeddah, duct cleaning and sanitising are essential in old mixed-use buildings converted to modern central AC. Humidity, dust and mould accumulate fast in the ducts because of dense building, narrow streets and proximity to the markets.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Harat Al Yemen is an old downtown district with closely built residential and commercial blocks, ground-floor shops and storage with flats above. Some of these old buildings were recently retrofitted with central AC, but the ducts usually run through low ceilings and tight passages full of dust and moisture. Its location near busy markets and within narrow streets bordered by closely packed buildings reduces natural ventilation and accelerates dust and mould buildup. The relative closeness to the coast and intensive commercial activity speed up bacterial and fungal growth in the ducts, causing stale odours in shops and flats.

Harat Al Yemen sits in the heart of historic downtown Jeddah, an old district of closely built residential and commercial blocks around busy popular markets.

Most old buildings in Harat Al Yemen with modern central AC have narrow metal ducts running through low ceilings and dust-laden passages.

The AC setup in Harat Al Yemen

  1. 1

Modern central ducts retrofitted in old buildings

Old buildings in Harat Al Yemen recently had central systems installed, with ducts running through low ceilings and tight, dust-laden passages.

  2. 2

    Narrow short metal runs

Ducts in narrow old buildings are usually short and compact, but retain dust and moisture due to limited airflow.

  3. 3

    Air-handling units in cramped spaces

Handling units in Harat Al Yemen are often placed in storage or cramped spaces beneath low ceilings, making access and cleaning tricky.

Before the visit

Before our visit in Harat Al Yemen

  1. 1

Locate duct openings and access points

Tell us where the AC vents are and which spaces hide false ceilings, and ensure access is safe and clear of heavy items.

  2. 2

Coordinate timing with the shop or building owner

If the duct is in a commercial shop, fix a time during quieter hours or after closing to avoid business disruption.

  3. 3

Inform neighbouring occupants of the visit

Because streets are narrow and buildings are closely packed, we may need to access shared passages, so alert neighbours in advance to ease movement.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

My shop in Harat Al Yemen is old and cramped, can you easily access the ducts?

Yes, our team typically accesses ducts via low ceilings and tight passages, but we need you to open any false ceilings or locate access points beforehand.

Humidity and foul smells in my shop, what is the cause?

Narrow streets bordered by buildings and proximity to markets reduce natural airflow, increasing humidity and mould in the ducts, and cleaning and sanitising visibly improve this.

My old building's new AC system has never been cleaned since installation, should it be?

Yes, new systems in old buildings accumulate construction dust and existing particles, so inspection and cleaning soon after installation improves performance and air quality.

My shop is open long hours, when can you clean without disrupting business?

We agree with you on the best time during your opening, usually early morning or evening or on a day off, and the job is relatively quick if the system is compact.
