Clean air from the duct
Duct cleaning & sanitising in Radwa
In Radwa, north-east Jeddah, modern villas and residential towers with complex central AC systems collect dust and mould in the ductwork due to humidity and salt-laden coastal air. We inspect by camera, deep-clean and sanitise before running the system.

When your ducts need cleaning
- 1
Musty smell from the vents
When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.
- 2
Repeated allergy or respiratory symptoms
Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.
- 3
A building restarted after a long shutdown
Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.
Who it's for
Living in a villa where vents have started to smell
We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.
Ask on WhatsAppManaging commercial offices with persistent dust complaints
We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

What the work covers
- Camera inspection of ducts
- Isolating section from unit
- Loosening deposits with agitation tools
- Extracting dust by negative-pressure vacuum
- Applying an approved sanitiser
How we work
How we work
- 1
Inspection and camera survey
The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.
- 2
Isolate and prepare
The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.
- 3
Agitate and vacuum
Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.
- 4
Sanitise and refit
After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart
Radwa is a relatively modern north-east neighbourhood with spacious villas and tall residential towers, all equipped with advanced unified central AC systems. Ductwork runs through suspended ceilings and well-insulated walls, but proximity to the sea and high humidity mean mould and salt accumulate quickly inside sealed ducts. Large villas especially have extensive duct networks requiring periodic inspection and deep cleaning to maintain air quality.
Radwa sits in north-east Jeddah, mixing spacious villas and modern residential towers with advanced AC systems.
Most villas and towers here are fitted with unified central AC, with main ductwork running through high-quality suspended ceilings.
The AC setup in Radwa
- 1
Unified central system per villa or residential unit
Villas and towers here all have a single central AC unit serving the entire building, with ductwork branching from the main engine.
- 2
Complex ductwork under high-quality suspended ceilings
The suspended ceilings here are high-quality and thick, allowing complex branching ductwork networks.
- 3
Powerful central units with standard filters
Central units here are high-performing, but standard filters alone cannot prevent salt and mould buildup inside the ductwork.
Before the visit
Before our visit in Radwa
- 1
Locate the main AC unit and primary ductwork
The main unit is usually in a plant room or under the ceiling. Know where the primary pipes start and identify any splits or branches before the visit.
- 2
Confirm access points are safe and clear
Check that any maintenance openings in the suspended ceiling are safe and clear of extra wiring and equipment, with no obstructions to safe access.
- 3
Prepare a safe work area under the ceilings
Ensure that ladders or elevated platforms can stand safely under the ceiling, and the area is clear of furniture and obstacles that might hinder the team's work.

FAQ
Questions about Duct cleaning & sanitising
How do I know the ducts really need cleaning and not just a filter change?
The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.
Does Jeddah's humidity make mould build up faster inside ducts?
Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.
Can the team reach inside the duct without breaking the ceiling?
In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.
What actually changes after the ducts are cleaned and sanitised?
Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.
Can one section of the duct network be cleaned without doing the whole building?
Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.
Our large villa has a big ductwork system, how long does cleaning take?
It depends on the system size and how much buildup there is. We inspect by camera first to estimate time, then tell you how many hours roughly. Large villas typically take from a few hours to a full day.
Does duct cleaning reduce electricity bills?
Clean ducts reduce air resistance, allowing the motor to run more efficiently. But any saving on the bill depends on the central unit's age, filter condition and the building's thermal insulation.
Can sanitising gas escape from the ductwork during sanitising?
We use safe and proven sanitising agents, and we seal off the areas during the process. After sanitising we flush the ducts again to remove any residue before restarting the system.
In a new villa, does the ductwork need cleaning even if it has not been used long?
Yes, new ductwork can contain construction dust and coastal salt in the air even before heavy use. Camera inspection confirms whether cleaning is necessary.
