Hotel HVAC in Al Abeer

In Al Abeer, north Jeddah, mid-sized hotels and serviced apartments need an HVAC system giving each room independent temperature control and humidity management. Alrabih designs multi-split or central systems with separate control zones per floor.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Abeer is a relatively modern district with mid-rise hotels spanning several floors and long corridors, and the building structure allows for central ductwork and air distribution between rooms, corridors and common areas. The main challenge is isolating humidity from corridors and lobbies away from guest rooms, and scheduling maintenance of outdoor units so it does not disturb occupants in the morning or evening. We need precise maintenance timing and a design separating systems serving occupied areas from public zones.

Al Abeer lies in north Jeddah's modern sector, a district of mid-rise hotels and residential projects with long corridors and lobbies.

Most hotels in Al Abeer run central or multi-split systems with separate thermostats per room or room cluster.

The AC setup in Al Abeer

  1. 1

Central system with separate control stations

Most Al Abeer hotels use a large central chiller with distributed ducts and individual thermostats per room or floor.

  2. 2

Outdoor units on roofs or rear walls

Central system outdoor units are typically mounted on roofs or rear walls away from the hotel facade to minimise noise and visual impact.

  3. 3

Separate corridor systems from guest rooms

We design a separate system for corridor, lobby and public area cooling so guest room control does not affect common spaces.

Before the visit

Before our visit in Al Abeer

  1. 1

    Bring the hotel building plan

We need an architectural drawing showing floors, room layout, corridors and public areas to design the system correctly.

  2. 2

    Identify possible outdoor unit locations

Check for available safe space on the roof or rear walls to place outdoor units away from the front facade.

  3. 3

Agree maintenance times with hotel management

Discuss with management the best times to service the system without disturbing guests, and set a regular maintenance schedule.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How can each guest control their own room temperature?

We design the system so each room or group of rooms has its own unit or independent thermostat linked to the central system, giving the guest full control without affecting other rooms.

The corridors and lobbies get humid, how do we keep them dry?

We separate the corridor and public area HVAC from the guest room system, with dedicated humidity drain lines and independent temperature control to maintain dry corridors.

When can we service units without disturbing guests?

We schedule outdoor and central unit maintenance at set times agreed in advance, typically before 8 am or after 9 pm, and coordinate with hotel management to ensure no guest disruption.

What is the expected cost range for system design and installation?

Pricing depends on hotel size, room count, system type, duct runs and unit capacity. Send us a photo of the building plan on WhatsApp and we will provide a detailed quote.
