When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Bashaer is a relatively new expansion zone with small and mid-sized hotels and alternative guesthouses; buildings are newer than old areas but less luxurious than the upscale eastern coastal zones. Temperatures are very high, especially in summer on south and west-facing roofs and walls, and most small guesthouses aim to keep electricity bills down, so we install energy-efficient systems without sacrificing comfort. Most buildings here were not originally designed as hotels, so installation requires flexibility and non-standard routing.
Al Bashaer lies in east Jeddah, a recently expanded zone with small hotels and guesthouses on terrain highly exposed to the sun.
Most small hotels in Al Bashaer use standard split units without centralised control, with each outdoor unit serving two or three rooms to reduce consumption.
The AC setup in Al Bashaer
- 1
Standard split serving two or three rooms
To reduce costs and consumption, each outdoor unit supplies two or three indoor units in adjoining rooms.
- 2
Sun-protection canopy for exposed outdoor units
Outdoor units on south and west-facing roofs need sun-protection canopies to reduce direct heat exposure.
- 3
Simple copper piping without additional insulation
In small buildings with limited space, direct copper piping without added insulation reduces costs without affecting performance.
Before the visit
Before our visit in Al Bashaer
- 1
Check available cable and pipe routes in the building
Before installation, confirm that pipe and wire routes are available from roof to rooms, whether through corridors or gaps in walls.
- 2
Designate outdoor unit locations on roof or wall
Choose a rooftop or rear wall location for the outdoor unit that allows good airflow and minimises visibility from guest areas.
- 3
Confirm suitable electrical circuits are available
Check that existing circuits can handle the new load, or have a local electrician assess the connections before our visit.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you save electricity in small hotels without sacrificing comfort?
We install units with moderate cooling capacity and a programmable thermostat that automatically reduces power at light loads, such as at night or when rooms are vacant.
The hot sun on the roof damages the outdoor unit; how do you protect it?
We install a protective canopy above the outdoor unit to deflect direct sunlight and cool the condenser, improving system efficiency.
The building was not designed as a hotel; can you handle non-standard electrical layouts?
Yes, we survey the site first and plot pipe and wire routes that fit the existing structure. We coordinate with the building owner to resolve any obstacles before installation.
My rooms are very small; are indoor units bulky or easy to fit?
We select slim, lightweight indoor units suited to small rooms. We measure available space during our site visit and choose the right size before ordering.
