When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Farouq mixes older heritage hotels with modern densely packed flats at moderate density, so unit sizes and system ages vary widely. Heritage hotels have high ceilings and long corridors needing precise air distribution to avoid energy loss, whilst modern flats need efficient splits and maintenance at set hours. The area is near the coast, so high humidity and salt exposure need special treatment of pipes and condensers.
Al Farouq, in south Jeddah, is a residential mix of older hotels and modern flats near the coast.
Heritage hotels here run centralised AC systems with wide ducts, whilst modern flats use separate split units.
The AC setup in Al Farouq
- 1
Centralised systems for heritage hotels
Heritage hotels here keep large centralised ductwork covering long corridors and high ceilings, needing careful duct maintenance.
- 2
Separate split units in modern flats
Modern residential flats in Al Farouq use individual splits per unit, with sound insulation to minimise impact on neighbours.
- 3
Salt-resistant humidity drains
Coastal location requires special humidity drains and preventive condenser treatment against salt and corrosion.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Our heritage hotel has very long corridors, can you balance cooling efficiently?
Yes, we design centralised systems with segmented ducts and static and dynamic balancing to ensure even distribution in long corridors.
Coastal humidity wrecks our units, how do you prevent this?
We choose stainless and rust-resistant pipes and fittings, fit strong humidity drains with special treatment for condensers to resist salt and moisture.
Hotel guests complain of AC noise at night, how do you reduce it?
We use low-noise units and sound insulation on distribution ducts and condensers, with the option to programme slower speeds automatically at night.
How do you maintain residential flats without disturbing residents?
We agree short maintenance times with residents in morning or evening with advance notice, and routine servicing is once or twice yearly as needed.
