When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Ghadeer is a modern northern district home to business and mid-range hotels, mostly multi-storey buildings with long corridors and wide lobbies. A unified centralised AC system here needs careful design so each room controls its own air outlet separately, and the corridors stay at low humidity to prevent odour and dampness in the passages between rooms. Regular maintenance of coils, fans and filters must happen in early morning or night hours to avoid disturbing guests' rest.

Al Ghadeer lies in northern Jeddah, a modern district housing hotels and contemporary commercial buildings with open architectural designs.

Most Al Ghadeer hotels use centralised AC systems with multiple outlets, and outdoor units are typically mounted on the roof or in a wide rear courtyard.

The AC setup in Al Ghadeer

  1. 1

Centralised system with separate outlet per room

Al Ghadeer hotels rely on one central AC unit distributed across all rooms via branched ducts, with independent outlets and thermostats in each room.

  2. 2

Outdoor unit on roof or rear courtyard

Al Ghadeer's modern hotel buildings accommodate large outdoor units on spacious roofs or rear courtyards, making maintenance access straightforward.

  3. 3

Separate system for corridor and common-area ventilation

Alongside the guest-room system, the hotel needs a separate AC circuit for corridors, lobbies and common areas, supplying fresh air free of humidity and odour.

Before the visit

Before our visit in Al Ghadeer

  1. 1

Confirm roof and rear courtyard access

We need safe access to the roof or rear courtyard where the large outdoor unit will be mounted, and coordinate with the hotel on safe access times.

  2. 2

Provide building plans and corridor layout

To design the centralised AC system precisely, we need building plans showing room count, corridor layout, feasible duct routes and service spaces.

  3. 3

Schedule maintenance and work times with management

Before installation or scheduled maintenance begins, coordinate with management to set times that do not disturb guests, preferably early morning or night.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do we ensure each hotel room controls its own temperature independently?

We design a centralised AC system with separate outlets and independent thermostats in each room, so guests control their own temperature and ventilation without affecting neighbouring rooms.

How do you keep air clean in long corridors and lobbies?

We dedicate a portion of the centralised system to continuously ventilate corridors and lobbies, with high-efficiency filters and regular maintenance to prevent odour and humidity buildup.

When can preventive maintenance happen without disturbing guests?

We schedule routine maintenance of coils, fans and filters in early morning or late-night hours, coordinated with the hotel's management.

The hotel will always be occupied, how do you carry out major maintenance?

We plan major maintenance with the hotel manager on lower-occupancy days or stage the work across night phases to ensure no occupied room loses cooling.
