When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Al Harazat buildings are modern and architecturally sophisticated with luxury décor, spacious rooms and open design that enhances comfort. The eastern location exposes them to strong morning sun and dry desert heat, but natural winds move freely around outdoor units. This level of hotel demands precise AC that maintains uniform room temperature across every guest space and corridor, with very high standards for filter cleanliness, drainage and humidity control.

Al Harazat sits in east Jeddah, a district of luxury hotels and upscale residential with advanced architecture and premium design.

Luxury hotels here use premium split units with very high noise standards and professional central drainage systems.

The AC setup in Al Harazat

  1. 1

Premium silent split per guest room

Luxury Al Harazat hotels choose split units with very low noise levels and high energy efficiency ratings.

  2. 2

Advanced central drainage for shared areas

Corridors, lobbies and restaurants need an advanced central drainage system with separate dehumidification units to ensure no moisture or odour.

  3. 3

Premium copper pipes with isolated brackets

Premium copper pipes resist leaks and corrosion; isolated brackets minimise vibration transfer and noise to the building structure.

Before the visit

Confirm hotel agreement on regular maintenance schedule

Agree a regular maintenance schedule with hotel management: monthly filter cleaning and system checks every three months.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Guests complain about AC noise, how do you ensure total silence?

We select premium split units with very low noise levels, install them on vibration-damping brackets, and route pipes carefully without sharp bends that cause noise.

Guest rooms and corridors smell humid, is that normal?

No, humidity odour indicates poor drainage or ventilation. We install robust central drainage and add dehumidification units in corridors, with regular air filter cleaning.

How do you ensure all rooms have the same comfortable temperature?

We install smart thermostats in each room with temperature sensors, tuning performance by room location and sun exposure, giving guests full control alongside overall balance.

Central drainage pipes may leak or clog, how do you prevent this?

We use high-quality copper pipes and steel fittings with a continuous gentle slope toward drainage to prevent water pooling. We clean pipes annually and inspect them regularly for leaks.
