When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Jamea hotels vary from converted residential towers to purpose-built properties, many needing updated systems or mismatched unit replacements. We design unified HVAC networks where reception controls the common areas and corridors, each guest room keeps its own thermostat, and we schedule maintenance around checkout times.

Al Jamea lies in central Jeddah, an area known for its concentration of hotels and administrative institutions in multi-storey buildings.

Most Al Jamea hotels need either multiple split units or central multi-outlet systems with dedicated runs to each room.

The AC setup in Al Jamea

  1. 1

Central system with separate room outlets

In larger Al Jamea hotels, we design a central chiller with ducts extending to each room, each with its own thermostat for guest control.

  2. 2

Hybrid split and central for mid-range hotels

Mid-range hotels may benefit from split units in some larger suites plus a limited central system for corridors and public areas.

  3. 3

Dedicated rooms with full individual control

Each room needs its own indoor unit or dedicated duct so guests can control temperature freely without affecting adjacent rooms.

Before the visit

Before our visit in Al Jamea

  1. 1

Obtain the building layout and room list

Request from the hotel a floor plan showing all rooms and common areas so we can map the duct runs accurately.

  2. 2

    Identify the outdoor unit locations

Confirm available space on the roof or exterior walls for the outdoor units and ensure access for future maintenance.

  3. 3

Coordinate with management about visit and work times

Agree with management on our inspection times and any work schedule that avoids disrupting operations or disturbing guests during busy hours.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do we give each guest room independent temperature control?

We install a separate thermostat in each room connected to its own indoor unit or dedicated duct from a central system, so guests adjust temperature without affecting other rooms.

How do we keep common areas and corridors free of humidity and odour?

We design a separate ventilation network for common areas with central dehumidification units and strategic air returns in the corridors and lobby.

When can we schedule maintenance without disturbing occupied rooms?

We coordinate the maintenance schedule with the hotel management around checkout and housekeeping times, and carry out major work in vacant rooms or early morning hours with their approval.

For converted residential towers, are the original ducts and electrical runs adequate for a new system?

It depends on the condition of the original ducting and wiring. We visit to inspect the duct sections and electrical runs, and may need to modify or add new ducts and conduits based on the design.
