When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Mahjar is an expanding hotel and residential district with horizontal buildings, gardens and wide car parks, unlike the vertically packed neighbourhoods. That horizontal spread allows longer ductwork and freer piping runs, but it also means multiple outdoor units across wide roofs and precise load-balancing between wings and different room blocks. Regular maintenance of condensers and copper lines is crucial in these layouts to prevent refrigerant leaks across the open spaces.
Al Mahjar lies south of Jeddah and is an expanded hotel and residential zone of low-rise horizontal buildings and wide green spaces.
Al Mahjar hotels typically rely on central units with long ductwork covering multiple wings, with outdoor condensers placed on broad open roofs.
The AC setup in Al Mahjar
- 1
Central unit with ductwork for separate wings
Al Mahjar's horizontal hotels benefit from one central system distributing air through flexible ducts to each wing and floor.
- 2
Multiple condensers across wide roofs
The wide open roofs allow spreading multiple condenser units to balance load and improve efficiency across horizontal spans.
- 3
Smart thermostats for each wing
A thermostat in each wing gives guests local control whilst allowing central management of the whole system.
Before the visit
Before our visit in Al Mahjar
- 1
Inspect the roofs and outdoor spaces
Confirm safe access to the wide roofs where condensers sit and the spaces between wings.
- 2
Map out ductwork and copper-line routes
Plot the paths for ductwork and copper lines from the central unit to each wing and room, and the available spaces in walls and ceilings.
- 3
Coordinate with hotel management on working times
Agree with the manager on installation and maintenance times that do not disrupt daily guest service.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Our hotel has separate wings; how do you control temperature in each one?
We install smart thermostats in each wing that signal the central unit, letting guests adjust their room temperature independently without affecting other wings.
Our roofs are very wide and the condensers sit far from the rooms; does that raise power use?
Long distances cause minor efficiency loss, but we integrate energy-saving equipment like smart pumps and high-efficiency condensers to offset the impact.
Southern humidity is high and open roofs expose the equipment; what protection is needed?
We install robust drain pans on each condenser and separate drain lines, using corrosion-resistant materials for the coastal climate.
The hotel runs 24 hours; when do you service the system without disturbing guests?
We coordinate with hotel management to carry out maintenance during low-occupancy hours, usually early morning or between peak seasons, using quiet equipment.
