When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Najmah is a relatively new district with small and boutique hotels featuring varied architectural designs and rooms of different sizes. This diversity means each hotel may need a tailored solution, and outdoor space for multiple units can be tight. Regular maintenance and air quality checks in bedrooms and bathrooms matter because guests expect high comfort in their private rooms. The north Jeddah location means high summer temperatures and demands an efficient cooling system.
Al Najmah is in north Jeddah, a modern district with boutique and small hotels featuring varied architectural styles.
Most small Al Najmah hotels use high-efficiency split units in each room or simple multi-split systems with individual thermostats.
The AC setup in Al Najmah
- 1
Individual split units in each room
Small hotel designs prefer individual splits giving guests full control without complex underlying infrastructure.
- 2
Multi-split systems with single outdoor unit
Hotels with tight outdoor space benefit from one outdoor unit serving multiple indoor units across rooms.
- 3
Separate ventilation for bathrooms and corridors
Bathrooms need independent ventilation to manage moisture, while corridors may share the main cooling system.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Small hotels don't need complex maintenance schedules, do they?
Actually, small hotels need regular precise maintenance because any fault directly affects guest ratings. We offer scheduled contracts covering filter cleaning and unit testing.
Outdoor space is very tight, where can we put outdoor units?
We assess available roofs, balconies or side walls and integrate multiple units or choose high-efficiency compact models to fit.
Summer temperatures are very high, will the AC be strong enough?
We specify units with thermal capacity matched to room size and occupancy, and recommend additional window and roof insulation to reduce heat load.
How do we keep bathroom air quality fresh?
We design a separate ventilation system for bathrooms that operates independently from the bedroom, with advanced filters for humidity and odour control.
