When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Al Quraini'yah is an emerging residential area with small hotels of 30 to 80 rooms and new housing, with more space than downtown but less than far suburbs. Southern heat and sandy winds carry agricultural dust from nearby farmland, increasing system load and filter wear. Maintenance coordination here is easier because small hotels are less crowded and occupancy patterns are more flexible.

Al Quraini'yah sits in south Jeddah, an emerging residential area mixing small hotels with modern, spaced-out housing developments.

Most hotels here are small to medium, 30 to 80 rooms, needing a balanced system that combines capacity with quiet operation.

The AC setup in Al Quraini'yah

  1. 1

Independent split per room with central thermostat

Small hotels here do not need full central systems, but a central smart thermostat linking independent splits gives efficiency and ease.

  2. 2

    Outdoor units with dust-protection screens

Dust and sand from southern winds require protective screens on outdoor units to reduce blockage.

  3. 3

    Three-stage reinforced air filters

Sandy winds increase dust accumulation, so we use reinforced three-stage filters with frequent cleaning.

Before the visit

Before our visit in Al Quraini'yah

  1. 1

Confirm adequate space for the outdoor unit

Check the area around the outdoor unit to ensure no obstructions or nearby openings that might need screening.

  2. 2

Coordinate simply with the small hotel

Call the hotel manager just one day before to confirm the visit; small hotels are less complex to coordinate.

  3. 3

Bring spare filters for heavy dust

Bring extra filters in case you find heavier than expected dust buildup from the sandy winds.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The hotel is small with a tight budget; can we get an efficient system without complexity?

Yes, we design independent splits with one central smart thermostat to avoid complexity, giving good control at lower cost.

Sandy winds from nearby farmland blow dust and leaves; how do you protect the system?

We recommend high-efficiency air filters and protective screens on outdoor units, with filter cleaning every three weeks during windy seasons.

For maintenance visits, when is least disruptive for guests?

Small hotels here typically have lower occupancy, so we can do maintenance on Tuesday or Wednesday mornings with light coordination with management.

West-facing rooms get hotter; how do you balance cooling between them and other rooms?

We fit separate thermostats in each room instead of one system, so guests can set their own temperature based on sun exposure and orientation.
