When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Safa is central Jeddah with large and medium-sized hotels in multi-storey towers, wide lobbies, restaurants and ballrooms. This scale and height means the HVAC system must handle large, varying thermal loads per floor and control humidity in both tight and open spaces simultaneously. Centralized systems with smart controllers allow temperature adjustment by zone without wasting energy.
Al Safa sits in central Jeddah near major commercial locations, a district of large hotels in tall towers with intensive commercial activity.
Large hotels here typically use a centralized HVAC system feeding dozens of rooms through distributed ductwork, with smart controllers on each floor or wing.
The AC setup in Al Safa
- 1
Main centralized HVAC system
The hotel relies on a large primary chiller or multiple chillers feeding distributed ductwork across different floors and wings.
- 2
Smart controllers per floor or wing
The control system allows separate temperature and humidity adjustment per floor or wing, letting each guest have relative control without affecting other storeys.
- 3
Ductwork distributed through towers
Main ductwork runs vertically through multiple storeys, requiring strong acoustic insulation and adequate thermal drainage at each level.
Before the visit
Before our visit in Al Safa
- 1
Inspect mechanical rooms and chiller location
We need to inspect the location of main units, chillers and pumps, checking available space and ventilation around these heavy pieces of equipment.
- 2
Document vertical duct routes
Identify locations of main vertical duct shafts running from basement to roof, noting any architectural constraints or electrical runs in the way.
- 3
Agree installation and maintenance schedules
Coordinate with hotel management on system installation and routine maintenance schedules, choosing low-occupancy periods where possible.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you manage noise from central ductwork running through tall hotel towers?
We use acoustically insulated ductwork and noise silencers at main distribution points. We choose low airflow speeds in bedrooms to reduce fan noise.
The hotel has a restaurant and large meeting rooms, how do you split the AC system between them and the guest rooms?
We design separate branches from the main system: one for bedrooms with relatively steady temperature control, another for restaurants and meeting spaces with dynamic control based on occupancy and internal heat load.
Upper floors feel hotter than lower ones, does this mean higher energy use?
Yes, upper floors face more solar heat, so we design additional cooling zones or separate controllers for upper storeys to balance the thermal load.
How do you handle sea humidity in a hotel near the Corniche?
We install additional dehumidification systems in lobbies and common areas, especially on lower floors nearer the sea, with drain lines channelling excess moisture outside the building.
