When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.

What sets this district apart

Al Wisami hosts modern hotels and resorts with serviced apartments in mid-rise buildings, each room requiring an independent split unit or a branch from a central system with smart thermostats. The wider streets here make it easier to route pipework and position outdoor units on roofs and side walls. Routine maintenance happens at times that do not disturb guests, and monitoring drainage and humidity is vital to prevent odours in corridors and lobbies.

Al Wisami is in north-east Jeddah, a district of modern hotels and tourist properties with mid-rise buildings and wide streets.

Most hotel rooms here have an independent split unit or a branch from central ducted cooling fed to smart thermostats.

The AC setup in Al Wisami

  1. 1

    Independent split per hotel room

Each hotel room needs an independent split or a central branch tied to a smart thermostat the guest controls.

  2. 2

    Central system for shared spaces

Lobbies, corridors, restaurants and pools rely on advanced central cooling with smart controls and robust humidity drainage.

  3. 3

Outdoor units on roofs and walls

Al Wisami's wide roofs and side walls allow straightforward outdoor-unit placement and ensure high cooling efficiency.

Before the visit

  2. 2

    Confirm best visit times

Agree with management on visit times that do not disturb occupants or disrupt daily operations.

  3. 3

Confirm adequate electrical supply for the system

Check the main electrical panel's capacity and ensure separate circuits are available for the new or maintained system.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How can our guests control room temperature independently?

We install a smart thermostat in each room connected to its independent unit or central branch, allowing guests to raise or lower temperature by preference without affecting other rooms.

Can outdoor units be accessed easily on the hotel roof?

Yes, the roofs and side walls in Al Wisami offer ample space for outdoor units and safe access for maintenance without interrupting guest service.

How do we prevent humidity and mould in corridors and lobbies?

We design separate drainage from each unit or central branch, and carry out periodic filter and pipe maintenance to prevent humidity accumulation and odours in shared areas.

When is routine maintenance done without disturbing occupants?

We coordinate with hotel management to perform routine maintenance early morning or after peak hours, or focus on shared units and rooftops when rooms are unoccupied.
