Hotel HVAC in Harat Al Mazloum

In Harat Al Mazloum at the heart of old downtown, boutique hotels and traditional inns need an HVAC system balancing heritage preservation with modern comfort. Alrabih's team works within the constraints of older buildings to install units that give each room independent control without harming historic façades.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Harat Al Mazloum's buildings are heritage-listed and preserved, mostly three or four storeys with traditional architecture, and the small hotels here are sensitive about maintaining the building's external appearance. Mounting outdoor units on these façades requires careful planning and creative solutions; narrow passages complicate equipment delivery; and servicing between bookings is delicate because guests expect peace and privacy.

Harat Al Mazloum lies at the heart of historic Jeddah's old quarter, a district of heritage-listed buildings in traditional style with narrow streets.

Boutique hotels here typically use split units carefully mounted on side façades or roofs away from front-facing windows.

The AC setup in Harat Al Mazloum

  1. 1

Split units on preserved side walls

Outdoor units are positioned on side outer walls away from architecturally significant front façades, with aesthetic harmony in mind.

  2. 2

    Natural ventilation with hidden ducts

Corridors and common areas use wall cavities and suspended ceilings to route ventilation ducts out of sight, preserving the traditional look.

  3. 3

    Compact units for narrow rooms

Rooms in heritage buildings are often narrow, so we select compact indoor units that fit the space without eating into guest storage.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Does installing AC affect the building's historic appearance?

We survey the façades carefully and position outdoor units on side walls or roofs away from the main front, using brackets that match the architectural style.

The streets of Harat Al Mazloum are very narrow, how do you deliver heavy equipment?

We disassemble heavy equipment into smaller parts and carry it in by hand when necessary, coordinating with the hotel owner on the best time for delivery without disturbing guests.

The old quarter's humidity is very high, does it affect the AC and furnishings?

High humidity speeds up mould and rust, so we install robust drainage and monitor filters and condensate pans closely to maintain air quality in guest rooms.

Can you upgrade the system partially without breaking walls?

We route ducts and pipes through existing cavities and suspended ceilings without breaking historic walls, and we document every change for the records.
