When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Radwa is a modern district east Jeddah, near the sea, with hotels and vacation villas of contemporary build, and the humid coastal climate places extra demand on cooling systems to dehumidify as well as cool. The main challenge is preventing humidity buildup in ducts, indoor units and corridors, and maintaining energy efficiency despite heavy coastal moisture load. We need very effective air drainage and regular maintenance to prevent mould growth and odour.
Radwa is in north-east Jeddah near the sea, a district of modern hotels and vacation villas with a humid coastal climate.
Most Radwa hotels run central cooling systems with strong dehumidification units and enhanced moisture drains in ducts and corridors.
The AC setup in Radwa
- 1
Central cooling with strong dehumidification unit
Radwa systems emphasise a strong integrated dehumidification unit at the central station to handle coastal moisture.
- 2
Enhanced moisture drains in duct systems
Ducts are designed with precise drainage slopes and separate drains to ensure moisture does not pool and mould does not form.
- 3
Outdoor units with salt and corrosion protection
Outdoor units in Radwa need special treatment against sea salt and corrosion because of proximity to the coast.
Before the visit
Before our visit in Radwa
- 1
Plan humidity drain points
Identify safe locations for draining water from humidity pans, away from foundations and walls to avoid leakage damage.
- 2
Inform us about power supply and generators
Check that adequate electrical capacity is available for the central and outdoor units, and inform us if the project has backup generators.
- 3
Agree monthly maintenance schedule from the start
Coordinate with management on a fixed monthly maintenance schedule for duct, drain and filter cleaning, and set times away from guests.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Coastal humidity is very high, how does the system handle it?
We select cooling units with strong dehumidification capacity, install dedicated moisture drains in ducts and corridors, and schedule monthly maintenance to clean drain pans and prevent mould growth.
Does humidity build up quickly in the ducts?
Yes, the humid coastal environment speeds moisture accumulation, so we design ducts with precise drainage slopes, add extra dehumidifying filters and inspect monthly.
Corridors sometimes smell odd, is that humidity-related?
Yes, excess humidity and its buildup in ducts and units cause bacterial and mould growth causing odour. Regular monthly maintenance and duct cleaning resolve this.
How often per year do we need scheduled maintenance?
Due to high coastal humidity, we recommend at least monthly maintenance including duct and drain pan cleaning, filter replacement and outdoor unit inspection.
